About the Space
**AVAILABLE FOR SXSW - MESSAGE US TO BOOK** The Oppenheimer-Montgomery building was constructed in 1894 and is located in the heart of Downtown Austin. Our daylight studio has been restored to boast it's former glory - 12-foot ceilings, domed skylights, etched glass sliding doors and giant, 8-foot-tall windows cover the clean white walls in gorgeous light. This studio is available as a rentable space for photographers, video productions, meetings, workshops and events. We look forward to welcoming you!

The space has a ton of natural light, but we have blackout curtains to control the light if you need them.

Ambient noise description
This space faces a street so you hear occasional traffic, and there is air conditioning that cannot be turned off. We record sound inside frequently but it's not completely soundproofed.

Equipment loading description
There are stairs to access the space, and load-in is generally easy with multiple 30-min loading zones on the street outside.
Staging area is available
Front "lounge" can be used by crew/cast while waiting to film in the studio.
Some rooms are off-limits for shooting
We maintain a working office in the middle bay. Please do not film in the middle bay.
Shooting the exterior of the building is allowed

General Rules
Studio Guidelines:
No smoking of any kind inside or outside the studio. No illegal drugs. No alcohol without prior permission.
Music must be kept at reasonable levels and not contain vulgar or offensive lyrics.
No pets allowed.
Renters are not permitted to use items from outside the studio area without prior permission.
Security cameras and recording devices are in the space.
OVERTIME
Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate.
CLEANING / DAMAGES
Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours.
Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace.
FURNITURE
Please notify us in advance if you need to move furniture in the space to suit your event needs.
MISCELLANEOUS
There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke without prior permission.
All ages are allowed in the space
Production insurance is required
$1M per incident, $2M aggregate, COI listing The Southern Influence LLC as additional insured.
Furniture and decorations may be moved
Please do not remove furniture from the building. Floors can be scratched so please be careful when moving and don't drag anything. No holes in the walls but you may remove art if you need to - please replace anything you remove.
Smoke machines are allowed

We use security cameras in the studio and our office next door.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures
The space is cleaned and disinfected in accordance with guidelines from local health authorities.
Enhanced cleaning measures:

- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
