OUR HOUSE POLICIES
Twelve Studio created the following policies and studio rules to ensure a safe and enjoyable environment in which to host your shoot. Please be thoughtful and observe the policies and rules that you and all clients have agreed to follow.
Our Studio may modify the policies and rules at any time. It’s your responsibility to know and follow the most current policies and rules.
Equal Opportunity Policy Statement
Our Studio maintains rental privilages without regard to race, religion, marital status, sex, or sexual orientation. All clients shall have full and equal access to the studio facility.
Prohibited Items and Activities
No drugs or smoking will be allowed on the premise : You cannot engage in any activity at Twelve Studio while under the influence of illegal drugs or alcohol. If you are noticeably under the influence, you will be asked to leave the premise and will not be given a refund. Alcohol is not permitted, except at the discretion of the owner.
No Weapons: No weapons are permitted at Twelve Studio.
No Pornography or Nudity: No photography, videography, and/or audio of explicit sexual acts are permitted. Nudity is not permitted even for artistic purposes. Boudoir is only allowed in "The Bedroom" studio. ALL sessions where a model is not fully clothed must obtain permission from owner at least two weeks in advance. If a session requested is not approved, the session will be cancelled and will follow the booking cancellation policy for refunds as described below.
Misconduct: Including causing a nuisance to other clients, mistreatment of Twelve Studio staff, illegal activity, destruction/vandalism of Twelve Studio equipment or facilities will result in being asked to leave without refund. In the case of criminal activity, charges will be filed with local authorities.
Violation of Policies or Rules
If any client or guest violates any of the policies or rules, Twelve Studio will ask that person to stop or leave. A member’s violation of any of the policies or rules may cause Twelve Studio, in its sole discretion, to terminate that person’s rental privileges and/or other agreements.
Payment in full will be charged to your card at the time of the session.
Twelve Studio does not accept cash, checks or money orders.
Twelve Studio will make every effort to be open during inclement weather. If we are unable to open the studio due to weather, we will credit your account and apply it to a rescheduled booking. If the studio is open and you cannot make it to the studio for your shoot, notify the studio with at least twelve (12) hours prior to the start of your booking; credit amount will be determined at that time.
Your booking should include set up, break down, and clean up time. This includes but is not limited to setting up lights, makeup/hair prep, packing up, returning props, and check out. If you or anyone else involved in your shoot is occupying the studio area you will be charged for it.
If the studio is available, you may enter the studio before your scheduled shoot time. You will be charged for that time in addition to your initially booked time, even if you end early.
We will make every effort to accommodate shoots that run over the booked time. If no one has booked the studio after you, you may extend your time in the studio. You will be charged at the normal studio rental rate. You are not guaranteed overtime, so you should make every effort to finish your shoot during your booked time. Over time is at the staff’s discretion.
Studio time is prorated in 30 minute intervals, rounded up.
If you are recording audio during a shoot, please be aware that we cannot control the amount of ambient noise in the studio.
Twelve Studio reserves the right to change the rental rates at any time.
Booking Cancellations
For cancellation more than 30 days before shoot: 100% refund
For cancellation more than 14 days before shoot: 100% credit towards a future shoot
For cancellation more than 7 days before shoot: 75%% credit towards a future shoot
For cancellation 48-72 hours before shoot: 50% credit towards a future shoot
For cancellation within less than 48 hours before shoot: no refund or credit
Studio Rules
No food or beverages are permitted within the studios with the exception of water (unless you have received permission prior to your booking time).
Clients are responsible for all damages caused during the rental. These charges are at the discretion of Twelve Studio.
Clean up fees may be applied if the studio is left in an overly messy state including body paint, glitter, elements, etc. This is at the staff’s discretion.
Props including furniture may be used. You are expected to leave the studio as you found it. Please do not slide any furniture on the wood flooring.
Do not enter studio spaces without permission from staff. Twelve Studio staff may enter any part of the studio at any time.
ANIMALS: No pets are allowed in the studio at any time.
MINORS: Persons under the age of 18 must have a parent/guardian with them at all times.
MESSY SHOOTS: Any shoot that may become “messy” including but not limited to Glitter, Oil, Water, Mud, Food, Snow, etc must be approved with Twelve Studio in advance. Additional cleanup fees may apply.
Studio furniture and props are available for rent on the app.

Twelve Studio LLC is in no way responsible for loss or damage to client owned equipment, including cameras, lenses, lights, modifiers, and/or any other personal property.
Twelve Studio LLC is in no way responsible or liable for any personal injury or personal property damage incurred on the premises or while attending a Twelve Studio LLC workshop or any partnered events. Items left at the studio and not claimed within two weeks become property of Twelve Studio LLC.
