Street parking is available and up to 3 to 4 cars can fit in the driveway.

Inside the studio-garage, you may have the option of leaving the garage door open to let in natural light, or close it to have controlled lighting. In the outside backyard, there is all natural light.

Neighbors are normally quiet. However, since this location is near the Burbank airport, you will be able to hear the planes take off from time to time.

All equipment can be loaded in through the driveway, or side gate.

With your rental we provide the studio-garage, for you to use as a staging area, if you do not need it for a studio.

Inside the house is not available for rentals.

NEIGHBORHOOD: Villa Blanco is located in a residential neighborhood. When outside and in the street, we ask that guests please be sensitive to, and respect the neighbors by not shouting, playing loud music, or loitering. PRODUCTION COORDINATOR: We ask for a single point of contact for the production on the shoot day. Please inform us who will serve as the Production Coordinator and provide us with her/ his contact information. The Production Coordinator should be the first person to arrive at the property and the last one to leave. Her/ his primary job is to make certain that everyone from the production is aware, understands, and follows all of our requirements/ rules. PATIOS: When moving any and all furniture, equipment, props, or other, said items must be lifted NOT DRAGGED by two (2) persons. Any damages to floors, landscaping and plants will be billed directly to the Client. It can get very expensive, so please make sure the entire production team is aware. Placing mats or securing with tennis balls under all equipment, heavy props, etc. is required. If available, tennis balls and mats will be provided to you. FILM/ PHOTO PERMITS: It is the sole responsibility of the Guest/ Client to determine if they require a filming/photography permit from Film L.A. Villa Blanco, shall in no way be liable for any fines that the Guest/ Client may incur due to the failure of securing a permit. NOISE: When outside, please be sensitive to and respect our neighbors and refrain from playing loud music or shouting. ALCOHOL/ ILLICIT DRUGS: Alcohol and illicit drug use is strictly prohibited. SMOKING/ VAPING: Smoking is allowed, as long as cigarettes are disposed properly. PARKING: Ample street parking should be available. LOADING IN/ OUT: Easy load in through the driveway. WRAP TIME: Please give yourselves enough time to load out. Please do not load everything into the street to beat the clock only to continue loading your parked vehicles in the street. This is a quiet residential neighborhood. OVERTIME: Overtime rate is 1.5 x your hourly rate therefore please try to be accurate in your initial booking request. Overtime is calculated in minimum 1/2 hour increments. EXTRA CAST/ CREW/ OTHER ADDITIONAL CHARGES: For every additional person on location on the shoot day beyond the contracted total, there will be a charge of $10.00/ hour per person. REFUNDABLE DAMAGE DEPOSIT: Depending on the size of the shoot there Guests/ Clients may be required to provide Owners with a refundable security deposit. The amount of the deposit is proportional to the size of the shoot and will be determined on a case by case basis. SITE REP: For all shoots over 3 hours, a Site Rep fee will be charged for all shoots. Starting at $100 for 4 hours, then $25 per hour for every additional hour: CHILDREN: Property must be alerted to any children. Children must either have a babysitter or be supervised by their legal guardian and be responsible for the child safety. SHOOT DATES: available 7 days a week. ADDITIONAL RULES AND DAY-OF PROCEDURES: GENERATOR: If necessary to bring a generator, it must be cleared with the property Owner. BATHROOM: The designated bathroom (with shower) is located in the garage studio. CLEANING FEE: Guests must be respectful of the property and leave the premises clean. All furniture must be placed back to it's original place! We highly recommend that you take photos before your booking, to match it at the end of your booking. We need our patios and garage studio to be cleaned up and moped after each shoot, and a fee of $150 will be charged. WALK THROUGH: A walk through will take place before and after each shoot is completed with the designated Production Coordinator and On-Site Rep/ Owner to determine if any loss or damage has occurred as a result of the production. The Production Coordinator will be permitted to photograph and/or film the premises during the walk through. MISCELLANEOUS: Production Coordinator/ Guest/ Client shall require that all crew/ cast/ subcontractors obey the reasonable directions of the location site representative/ Owner as it relates to the protection of the property and failure to do so shall be a breach of this agreement. RESPECT: Villa Blanco strive for and maintain perfection by behaving professionally and respecting its clientele. In turn we expect the same level of professionalism and respect from our Guests/ Clients. LOCATION PROMOTION: Owner reserves the right to publish any photos or video (including behind the scenes footage) from the shoot for the sole purpose of promoting the location.

Standard liability insurance is needed from the production company.

Furniture can be moved with care but MUST be placed in its original location after the shoot. Clients must be mindful of all the plants in the property, if plants and furnitures are damaged, there will be additional charges.
