About the Space
We appreciate you taking the time to look at our production listing. Our ideal professional customers are two fold: 1C: Professional production crews with commercial production budgets that intend to book half day (5HR) or full day (10HR) rentals: Minimum Investment: Five Hundred Fifty. 1D: Small Businesses with a reasonable budget, that intend on booking a 4+ hour rental; and are looking to create content of their products, services, or employees. Minimum Investment: Four Hundred. If you are in either of the categories, our prices will be adjusted to meet industry-standard rates and our minimum net revenue target of seventy five per hour + additional accommodations. Rental Accommodations for all: - 1600 sqft of diverse, modular studio space - Abundant natural light that can be controlled with blackout curtains - Hardwood floors & 15ft ceilings - Commercial electrical outlets & access to breaker box - Self-adjustable HVAC with control - Space accessible via lockbox and unique code - Wifi & bluetooth speakers - Street level parking & parking lot - Loading dock area & freight elevator - Private bathroom & small kitchen amenities - Changing area & clothing rack - Pro Lighting (Studio Strobes & Continuous Lights + Universal Trigger) - Lighting Modifiers & Reflectors - Access to 107" Backdrops + Colors - Private Booking With No Interruption. Additional information: We are prepared for up to 50 people without additional fees. Additional restrictions: - no body oil, glitter or tinted makeup. - no excessively loud music (we have a decibel meter) - no food or alcohol without prior consent - no smoking or secondhand smoke in the building - no smoke machines - no shoots promoting violence, drug use, or malicious activity.

- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

Beautiful space! Perfect for a boudoir shoot! Great lighting and space. My only negatives are that it doesn’t seem like anyone cleaned the space for a bit. There was no toilet paper and we had to text to ask where they kept extras. Also, another photographer walked in to get equipment which was not expected.

I love the space. Very intimate space for boudoir. My client wish that there was a curtain by the door to cover the glass window because it made her feel uncomfortable that someone could possibly look into the space during the photoshoot. Other than that, highly recommend!
