Welcome to our spacious and plush home located minutes from the Orange Metro line (New Carrolton Metro Station) and D.C. Inside you'll find a 1800 sq ft Modern Ranch Style home that offers a contemporary bohemian aesthetic. Enjoy natural light with plenty of comfortable seating, bright functional kitchen with smart TV, charming dining area with floor to ceiling mirror. Second living area downstairs with half-bath, large screen TV, plush seating area. Second dining area on second level with tall dining table and chairs. Hardwood and tile on top floor and hardwood and carpet in the basement. Outside you will find the front yard spacious and beautiful with comfy outdoor seating. Two rocking chairs and a small table for your convenience located on our front porch. We also have a large private back yard space that is mostly shaded with an outdoor bench swing. With ample breakout space our home is perfect for dinners, food events, showers, cocktail receptions, and anything else you and your team come up with! We have hosted a number of events such as baby/bridal showers, dinner events, proposals, engagement parties, book clubs, web series and spa events. HOURLY RATE The posted price per hour is for a crew of 25 people max including crew & talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. FILMING, PHOTO SHOOTS & PRODUCTION Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success! If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following: *Total number of crew & talent *Desired date(s) *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs HOLDS Dates are available on a first book/first serve basis and will not be held without deposit or reservation. SCOUTING/LOCATION VISITS We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability, and we will not accommodate scouts during other guests' reservations/productions. OVERTIME All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times the stated hourly rate. NOISE We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 7 AM. CLEANING & DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file. A walk-through is required before and after all bookings. ILLEGAL SUBSTANCES The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated Thank you respecting our rules, and we look forward to hosting your next project!
