There is an abundance of natural light, but it can also be blocked if needed. There are mini blinds and room darkening curtains on all windows. Midday is when the natural light is brightest inside the property.

Space is not sound proofed and you may hear occasional noise in neighborhood or from upstairs unit. Noise can be managed in upper unit if requested at booking.

Basement

200 amp power service. Circuit breakers can be accessed in basement. There are various 3-prong outlets in every room.

House rules A $500 refundable deposit is required prior to guest receiving access to property. Host will email guest a separate invoice, requesting payment, once booking has been confirmed. Please provide your email address in booking comments. Permission must be asked in advance if you'd like to move items - Gently lift furniture instead of dragging it to protect the wood floors - Return all items to their original locations - No Smoking or Drug Use No Glitter, Confetti, Paint, Open Flames, or Smoke Machines No Pets or Animals No Porn or Nudity, Boudoir is okay Overtime / Peerspace bills any overtime beyond your check-out time at 1.5x the rate, per half-hour. When booking, be sure to account for setup and teardown time to stay on schedule and within your budget. As we often have incoming guests and/or a cleaning team arriving at your check-out, it is nearly impossible to extend bookings in real-time. Outside catering allowed. Basic cleaning will be taken care of by host, but if deep cleaning or damages are found, additional charges will be incurred by guest. ABSOLUTELY NO UNAUTHORIZED PARTIES OR GUESTS/VISITORS OVER PEOPLE ACCOUNTED FOR IN THE RESERVATION UNLESS FULLY DISCLOSED AND APPROVED OR a $500 Party Fee Will Be Accessed with possible removal from the property and no refund! - No cigarette or cigar Smoking allowed inside the property! Cannabis and Vape smoking is allowed inside the designated smoking lounge ONLY!- There will be a $100 fee for not abiding by these rules. NO Pets! $200 fee will be assessed if rules animals of any kind are brought onto the property. - Quiet Hours are from 10pm - 8am on weekdays and 12am - 7am on weekends. The owner lives upstairs. Please be courteous! -All attendees must be disclosed or I will not let you continue the event and no refund will be given. -If you miss your scheduled day and need to be rescheduled for last minute cancellations less than 24 hours away, you will be subject to a $75 dollar cleaning/transfer fee if time slots are available. No refunds.
