About the Space
A special dinner, a book launch, a board meeting, a baby shower, a photo shoot, film editing space - this one of a kind turn of a century former printing press and converted one family home and loft is an excellent venue for your next special gathering. The space includes a 2,500 square feet ground floor space with a private changing room, a bathroom, a rustic workshop/library area with original art work and canvas painting space, laundry and a full kitchen with two fridges and a one of a kind dining room area. The second floor and third floor roof deck are off-limits unless by special permission and arrangement from owners.

Parking description
There is one private parking space and one street parking blocking the entrance to the garage inside the house. There is additional free parking on the street subject to street cleaning hours.

Lighting description
Huge, beautiful 8’ x 25’ industrial windows on first and second floor. Second floor contains two floor-to-ceiling glass block windows spanning the length of the building’s front, which is eastern-facing. First floor rear contains four large vertical industrial windows, facing west. Beautiful natural light and setting for film and photography shoots.
Aside from these large spaces, the building has multiple rooms, some of which can be completely blacked out.
Space is not soundproof
Ambient noise description
No neighbors in any direction. Multiple separate spaces allow for various use, with some rooms completely quiet.

Equipment loading description
Large, street-level garage provides direct access to ground floor through double-wide metal doors. Concrete industrial floors are continuous from garage into workshop area, making for easy loading and unloading, with use of carts.

Some rooms are off-limits for shooting
Access to second floor and third floor roof deck with waterfront and city views is only by special arrangement.
Shooting the exterior of the building is allowed
Electrical system description
Previous use of the building included a kiln. Multiple circuit breakers with easy access on first and second floors.

General Rules
- No smoking in the building at any time
- Outside catering is allowed
- No drinking/alcohol allowed after 10pm
- No access beyond the first floor rooms.
All ages are allowed in the space
Production insurance is required
Depending on magnitude and duration of engagement.

Security cameras and recording devices
There are no security cameras in bathrooms or dressing rooms. Common areas like hallways, kitchens and entry points have security cameras.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures
The space is cleaned and disinfected regularly in between bookings. Hand sanitizers and antibacterial soaps are also provided in all common areas. Additional masks are also provided for extra safety of guests and visitors.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- A licensed professional cleaner is hired between bookings
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
The following equipment is provided for every guest:
- Disinfecting wipes or spray and paper towels
- Disposable gloves
- Disposable masks / face coverings
- Hand Sanitizer
The space has the following features:
- Space has HEPA-certified air filters
- Space has been reconfigured to allow for physical distance
- Capacity is limited based on governmental guidelines
