About the Space

Please send an inquiry with a description of your project, not a booking request. Film and Video productions (as opposed to still photography) have an additional fee of +$150/hour (i.e. $400/hr (base) + $150/hr (film surcharge)) = $550/hr for film and video projects. This surcharge is due to the need for multiple scouts, heavier footprint, wear & tear, and EQ associated with these shoots. Additional costs: - 1x $350 Site Rep Fee Finally, we require all bookings to put down a Security Deposit (5x hourly fee). This Security Deposit will be returned to your account within 5-10 business days assuming no damages occurred during your shoot. The hourly base rate increases as your head count increases. Please plug in your numbers to calculate your base rate in the Peerspace widget. Someone from our team will be on site with you for the duration of the shoot to orient you in the space and also to verify head count and that all rules are followed. We have a 10 hour minimum, if you book for 6 hours you will be charged for 10 hours. If you book for 6 hours, you must still let us know if your schedule shifts. The safest way to plan to avoid overages like OT is to simply schedule yourself for the full 10 hours even if you do not anticipate needing the full amount of time. Large impact network/commercial filming will require a customized fee schedule. We do not accommodate discounts and cannot be flexible with minimum hours. You cannot book this location for a few hours. See our other locations linked below! This landmark is a photo and film location located in a park that's an actual landmark in New York! This location with beautiful, untouched details gives you the perfect NYC Film Location vibe. There's many different rooms fitting your visual project and bringing the vision alive. This location is perfect for video and photo productions and can set the mood for many different storylines. This location offers an abundance of natural light and a wide variety of different spaces to match and enhance your creative vision. This location draws much attention due to it's vintage decor, and the collection of 60’s, 70’s and 80’s props. The chipped wallpaper makes it one of a kind. All props are free to use and move around. We manage several locations in Manhattan and Brooklyn and have an extended amount of experience in production. When you book one of our spaces, you'll be connected to an on-site representative who will be with you throughout your production to orient you in the space and answer any questions. Upon booking this location it's required to sign a Location Agreement. Absence of a signed Location Agreement can lead to the host canceling the booking. No nudity whatsoever. Heavy Equipment can’t be plugged into the Location’s power network. Crews should be aware that the Location runs on normal household power circulation and that they would need to arrange for an external power generator themselves may they have any Heavy Equipment in their EQ Package. The Location is not a professional ‘soundstage studio’. ● We are unable to offer discounts, or change our hourly minimum. ● Any crews over 20 people will need to hold offsite ● Guests must have production insurance and will be required to sign a location agreement. ● Guests will be required to provide their call sheet and add our location rep to your call sheet as location contact. ● NO smoking (e.g. tobacco cigarettes) of any kind or vaping is permitted anywhere on the grounds or in the house. ● No open flames (e.g. lit candles) are allowed in the house or on the porch. ● It is preferred that there be NO use of fog or haze machines. However, we will work with the production company if this is considered crucial to production. All arrangements for use of a fog or haze machine must be made at least 48 hours in advance of production so necessary precautions can be taken and the fire department notified. ● Do not remove or otherwise disengage smoke detectors within the house unless expressly permitted in advance. ● If fire extinguishers are moved for production, they must be returned to their original position at the end of each production day. ● Do not use any objects in the house without express permission. ● The use of tapes, glues, nails, staples and other destructive types or methods of attachment are strictly prohibited anywhere on the interior and exterior of the house. ● If tape must be used, it must be low adhesive tape (e.g. blue painters’ tape). ● All stands must have tennis balls on their feet and be properly sandbagged. ● The electrical here works, but should be considered "weak house hold power". It may be necessary to use a generator depending upon power needs. It is the responsibility of the production company to determine and provide for their necessary power and equipment needs. ● Electrical outlets are 2-prong – you will need adapters. ● Hot lights must be kept a safe distance from walls and wallpaper. ● If a generator is used on the property it must be keep at the rear of the house, at a minimum of 15’ from the porch. No open gasoline containers are permitted in the house or on the porch. ● Large productions must use Rhinoboard or lauan in high traffic areas. ● If you want to change some physical aspect about the property — like digging a hole, removing a fence or unhinging a door — you must request permission, and it will likely result in additional fees. Non-approved alterations and failure to restore the premises following any approved or non-approved alterations to their original condition will result in the loss of some or all of the production company’s security deposit, as reasonably determined by the Lott House and/or its Location Representative. ● The bathroom is shared space with the house caretaker. Do not use any personal items within the bathroom as they are the private property of the caretaker. ● Production crew, cast, and client will stay in designated and approved areas. ● Dogs, or other animals, except for service animals, are not permitted anywhere inside the grounds. ● If access is permitted to a public/private space, production will keep area clean and not use objects in that space for production. ● You will not engage in any unlawful activity on site. ● Rental equipment must be delivered and picked up on the day of the event unless other arrangements have been made in advance, otherwise you may incur additional charges. ● If you damage the property in any way, it is the production company’s sole responsibility to repair and/or pay the costs for repair. ● The production company is responsible for leaving the grounds in the condition found and will be responsible for any clean up, damage, or loss of house property. ● It is the responsibility of the production company to return the location to its original look and condition.
