Parking available for 3 standard size vehicles in the driveway where the building is located behind the residence.

A black blind at the window. Will need to bring blackout curtain/window covering. Good light between 11am and 4pm on sunny days.

Neighbors cannot be heard when inside of the building. Premises not located on busy street. Minimum sounds from Air Conditioning System.

Ground Floor

No loading zone. For non-related film crew/productions, an individual photographer or persons will need to bring cart(s) to transfer equipment from the vehicles (i.e. cars, trucks, vans and SUVs only). Entrance does not require a ramp yet the side door has a ramp if needed yet must be locked prior to departure. No loading trucks allowed on premises. For film crews, special arrangements can be made for heavier vehicles.

Upstairs loft for now. Will be roped off for no entry. Yet coming soon.

Circuit breaker located to right-side of door entrance. 20 Amp circuit breakers with surge protectors at each of the 4 outlets. Outlet located on each wall on the premises.

-No smoking on the premises -Ilegal Substances and Alcohol are prohibited on the premises -All ages are allowed except anyone under 18 must be accommodated by an adult -No music allowed outside of the premises -No loud music which can be heard outside of the premises -No cooking on the premises -No fire on the premises -No animals/pets allowed on the premises -All plug in equipment must be utilized by using surge protectors supplied in the premises -No moving around the furniture unless given permission by the owner -No Weapons are allowed on the premises -No Nudity allowed on the premises -Different Rates apply to Film Crews and/or Production Companies: Will need to contact the owner with proposed amount to use the building and/or entire property for film productions. -Do not use the outside water hose system -Do not change the thermostat on the premises -Please make sure you have all your belongings and secure the premises prior to departure -Please ensure that you have disposed of all trash in the trash receptacle located outside of the premises.

Note: Owner of premises must review copy of production insurance policy within 48 hours of booking premises. Insurance requirement must at least cover as follows: protect filmakers, crew, independent contractors, production gear/equipment from liability claims, production renting location, workers' compensation covering injuries to cast/crew/independent contractors, cover all costs of re-recording arising from loss or damage to the recording media and all production activities on the premises.

All furniture and decorations can be moved around in the premises or moved from the building. Furniture and decorations are to be placed on the outside carport only and not in the grass. Furniture and decorations must be returned to same location where found prior to leaving the premises. A damage fee between $25 and $1000 will be applied to bookings for any damaged furniture and/or decorations.
