About the Space
This space is a one bedroom, one bathroom duplex property. It has a modern and industrial art gallery feel with lofty ceiling and high end finishes. Upon entering, you'll find a living room area with custom touches such as an accent wall, greenwall and hand poured concrete panels. Formerly an artist's studio, it has amazing energy and a creative vibe. There is a floor-to-ceiling glass window letting in abundant light with 2 layers of curtains to adjust the level of light. Furniture can be moved or removed as needed to recreate the gallery / studio space feel. Down the hall is a modern kitchen with trendy butcher block counters. It's fully functional and could be used for content or maybe as a staging / prep space for cast or crew. It's tucked into its own niche so it would not be visible when shooting content in the bedroom area or living space.

Parking description
There is ample free street parking along a wide street which can accommodate very large or long vehicles. One regular sized parking space in the driveway that can be made available at times.

Lighting description
In the living room is a floor to ceiling window with 2 layers of curtains depending on how much light you want to let through. The front door is also glass with a frosted film on it. The bathroom has a skylight. The bedroom has a large sliding glass door with blackout curtains.
Space is soundproof
Ambient noise description
The home has better-than-typical residential soundproofing. There are two shared walls but one is concrete block so it's very soundproof and the the other has concrete panels and additional soundproofing where relevant. If audio recording is needed, please communicate with us and we can work to be careful of our levels but can't guarantee no sounds will be heard.

Equipment loading description
There is a parking space directly in front of the front door making loading in and out extremely easy. There is one single step onto the tile patio outside the front door so a small ramp could help helpful for extremely heavy items.
Staging area is available
This depends on how you plan to use the space but the bedroom door closes and could serve as it's own space compared to the kitchen / living room or vice versa.

Electrical system description
We have a 100amp panel. There are abundant outlets all over the space. The main panel is just outside the front door. The sub panel is in the closet attached to the bedroom, all accessible inside the space.

Open to moving almost all furniture but the bed is logistically not feasible.

There is a doorbell camera that is on at all time. It points to the street and only records the driveway and street.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Health and Safety Measures
Between each booking, the space is fully cleaned and appropriate surfaces disinfected to keep everyone safe.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
