About the Space

Please send an inquiry with a description of your project, not a booking request. Film and Video productions (as opposed to still photography) have an additional fee of +$150/hour (i.e. $175/hr (base) + $150/hr (film surcharge)) = $325/hr for film and video projects. This surcharge is due to the need for multiple scouts, heavier footprint, wear & tear, and EQ associated with these shoots. Additional costs: - 1x $350 Site Rep Fee - 1x $300 Cleaning Fee Finally, we require all bookings to put down a Security Deposit (5x hourly fee). This Security Deposit will be returned to your account within 5-10 business days assuming no damages occurred during your shoot. The hourly base rate increases as your head count increases. Please plug in your numbers to calculate your base rate in the Peerspace widget. Someone from our team will be on site with you for the duration of the shoot to orient you in the space and also to verify head count and that all rules are followed. We have a 10 hour minimum, if you book for 6 hours you will be charged for 10 hours. If you book for 6 hours, you must still let us know if your schedule shifts. The safest way to plan to avoid overages like OT is to simply schedule yourself for the full 10 hours even if you do not anticipate needing the full amount of time. Large impact network/commercial filming will require a customized fee schedule. We do not accommodate discounts and cannot be flexible with minimum hours. You cannot book this location for a few hours. This frozen-in-time location is perfect for any project that calls for a retro setting. has different There are three bedrooms, a unique kitchen, basement space, and big windows that let in a lot of natural light. If your mood board is looking for anything close to vintage and Americana, this location will fulfill your visual needs. The location is full of props and sets the decor for a warm ambiance with that unique New York feel. The location can be used for photo and film productions of different sizes. This location, serving as a photo and film studio is located in Marine Park. The wallpaper and tiling is unique and different in every room. If you have specific questions about the space and props, please don't hesitate to ask. We manage several locations in Manhattan and Brooklyn and have an extended amount of experience in production. When you book one of our spaces, you'll be connected to an on-site representative who will be with you throughout your production to orient you in the space and answer any questions. This is a great space for all crew sizes as the location is spacious and expansive. A certificate of insurance is required of all productions. Upon booking this location it's required to sign a Location Agreement. Absence of a signed Location Agreement can lead to the host canceling the booking. Heavy Equipment can’t be plugged into the Location’s power network. Crews should be aware that the Location runs on normal household power circulation and that they would need to arrange for an external power generator themselves may they have any Heavy Equipment in their EQ Package. The Location is not a professional ‘soundstage studio’. ● We are unable to offer discounts, or change our hourly minimum. ● Any crews over 50 people will need to hold off site, or will be charged an additional fee to book rooms in the auditorium complex for holding. ● Guests must have production insurance and will be required to sign a location agreement. ● Production must provide their call sheet to our team and add our site rep as location contact to the call sheet. ● NO smoking (e.g. tobacco cigarettes) of any kind or vaping is permitted anywhere on the grounds. ● No open flames (e.g. lit candles) are allowed. ● It is preferred that there be NO use of fog or haze machines. However, we will work with the production company if this is considered crucial to production. All arrangements for use of a fog or haze machine must be made at least 48 hours in advance of production so necessary precautions can be taken and the fire department notified. ● Do not remove or otherwise disengage smoke detectors within the space unless expressly permitted in advance. ● If fire extinguishers are moved for production, they must be returned to their original position at the end of each production day. ● If you plan to adhere anything to any walls with any adhesive (tape, glue, staples, nails) you must brief our team on these plans ahead of time and they must be approved. We reserve the right to decline these requests. ● If tape must be used, it must be low adhesive tape (e.g. blue painters’ tape). ● All stands must have tennis balls on their feet and be properly sandbagged. ● It is the responsibility of the production company to determine and provide for their necessary power and equipment needs. ● Electrical outlets are 2-prong – you will need adapters and ground lifters and extension cords. ● Hot lights must be kept a safe distance from walls at all times. ● If a generator is to be used, you must inform us at least 48 hours in advance of your production and you must have a permit from the mayor's office to operate it on the city sidewalk. ● Large productions must use Rhinoboard or lauan in high traffic areas. ● If you want to change some physical aspect about the property — like digging a hole, removing a fence or unhinging a door — you must request permission, and it will likely result in additional fees. Non-approved alterations and failure to restore the premises following any approved or non-approved alterations to their original condition will result in the loss of some or all of the production company’s security deposit as reasonably determined by our team. ● Production crew, cast, and client will stay in designated and approved areas. ● Dogs, or other animals, except for service animals, are not permitted anywhere inside the property. ● If access is permitted to a public/private space, production will keep area clean and not use objects in that space for production. ● You will not engage in any unlawful activity on site. ● Rental equipment, wardrobe, and props must be delivered and picked up on the day of the event unless other arrangements have been made in advance, otherwise you may incur additional charges. ● If you damage the property in any way, it is the production company’s sole responsibility to repair and/or pay the costs for repair. ● The production company is responsible for leaving the grounds in the condition found and will be responsible for any clean up, damage, or loss of property. ● It is the responsibility of the production company to return the location to its original look and condition.
