Two-Car Garage: Our townhome comes equipped with a convenient two-car garage, providing ample space for parking and equipment storage. Level 2 Electrical Charger: Additionally, we have a Level 2 electrical charger available, allowing for easy charging of electric vehicles or equipment in the townhome garage. Crew and Staff Parking: We offer free parking options for your crew and staff on the property itself. They can conveniently park their vehicles without any additional cost or hassle. Nearby Parking: For larger productions or if you require additional parking, we have a fantastic solution next door. Just behind the Dunkin' Donuts at the Shops of Legacy, there are approximately 400 parking spots available in this garage. This provides abundant parking options for your entire team.

Lighting: Our space features a combination of ambient and adjustable lighting options. This includes overhead lights, wall sconces, and floor lamps. The lighting can be adjusted to suit different scenes and moods, providing flexibility for filmmakers to achieve their desired visual aesthetic. Windows: Our location boasts large windows that allow ample natural light to fill the space. The windows are strategically placed to maximize the entry of sunlight and provide stunning views of the surroundings. These windows contribute to the overall ambiance and add a sense of openness to the environment. Natural Light Control: To control the amount of natural light entering the space, we have installed plantation shutters. These shutters are adjustable, allowing for precise control over the intensity and direction of sunlight. This enables filmmakers to create the desired lighting effects and control the overall brightness of the area.

The ambient noise in our space is minimal, offering a quiet and serene environment for filming. We have taken measures to ensure that external noise, such as sounds from neighbors or outside traffic, is effectively blocked out. This allows for an uninterrupted and focused filming experience, where audio recording can be captured without any unwanted background noise. Our location benefits from a well-insulated design, which helps to reduce noise transmission from neighboring areas. Additionally, the positioning of our filming space and the use of soundproofing techniques contribute to maintaining a peaceful atmosphere within the premises. Whether you require a controlled audio environment for dialogue-heavy scenes or a quiet setting for capturing subtle sound effects, our space provides the ideal conditions for achieving high-quality audio recordings.

On the first floor of the garage, we have a 200-amp panel with a 240V hookup. This setup is designed to power a Level 2 car fast charger.

Smoking Permitted During Filming: Smoking is generally prohibited inside the building and all interior spaces. However, smoking is allowed during filming scenes where it is integral to the character or storyline, provided it is done responsibly and safely. We ask for cooperation in minimizing any potential damage or disturbances during these specific instances. If smoking will be done a filming permit from the City of Plano will be required. In addition we require that a HEPA filter be onsite and is running during the takes. If you need any help I'm an experienced Location Manager which can help you with anything you might need during your production. Outside Catering is Allowed: You have the flexibility to bring in outside catering services for your production. Whether it's a small crew or a large team, you are welcome to arrange for food and beverages to be provided by a catering company of your choice. No Alcohol Allowed: To maintain a safe and professional environment, the consumption of alcohol is not permitted on the premises at any time, unless it is part of a scripted scene with prior approval from the production and property owners. Film Permit Requirement for Large Productions: For larger productions with more than 12 people on-site or extensive equipment and setups, we require a film permit. This ensures compliance with local regulations and helps manage logistics effectively. Equipment and Property Care: All equipment and the property itself must be handled with care during the filming process. Any damage caused to the location or its belongings will be the responsibility of the production crew. Noise and Disturbance Control: We kindly request that noise levels be kept to a minimum, especially during early mornings, late evenings, and in residential areas nearby. Respecting quiet hours helps maintain a harmonious relationship with our neighbors. Cleanliness and Trash Disposal: Filming crews are responsible for maintaining cleanliness throughout the location. All trash and production-related materials must be properly disposed of in designated areas or removed from the premises. Parking and Traffic Management: Crew members and visitors must follow all local parking regulations and respect the designated parking areas. Proper traffic management is essential to ensure the smooth flow of vehicles and minimize disruptions to the surrounding neighborhood.

Feel free to rearrange and move any items within the space as needed for your production. We trust your judgment in determining the best placement for furniture and props. However, please note that no furniture should be removed from the property. All items should remain within the premises throughout the production. To protect our floors, please use furniture moving pads or other appropriate measures to prevent any scraping or damage to the floors. We appreciate your attention to detail and ensuring that the floors are well-maintained. At the end of the production, you must return all items to their original positions. This will help maintain the integrity and organization of the space for future use.
