Metered street parking directly in front of the space plus a large parking lot across the street.

There are floor-to-ceiling windows with frosting on them along one wall of the space that allow for beautiful natural light. We have a floor-to-ceiling natural canvas curtain to defuse the light, so please note that they are not blackout curtains.

We are located on a moderately busy street and you can occasionally hear muffled foot traffic or passing cars.

Ground Floor

Our entrance is at street level so there is no ramp or elevator required. We have double doors at the entrance for easy load-in.

There are two separate spaces: the lobby/ retail area + the studio. Either space could be used for a staging area. We also have 2 multiple stall restrooms for additional hair and makeup space.

Our storage closet in the rear of the studio will be locked during shooting.

There are 6 outlets in the studio. The circuit breaker is located in the storage room and production will have access to it through the space's event manager.

Restrictions *No smoking. *No pets. *No nails, tacks or staples in the walls. If tape is used, it must be painter’s tape and must not cause any damage to the Premises. All decorations and tape must be removed at the end of the event. The Owner or the property manager will do a final inspection after the end of the event and this will determine if Client will incur any additional charges. *NOTHING MAY BE TAPED TO THE ORANGE MURAL WALL. Client may use painter’s tape on the wood and white walls. Any damage to the mural wall will incur additional charges. *No glitter or confetti of any kind is allowed on site. *No sparklers, Roman candles, or fire producing gags or effects. *No hand paints, stains, or other similar activity allowed. *There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. *Front door must be locked upon departure from the space; please use the lock box and key code provided. CATERING: *Beverages: Preferred vendors list available. License required. *Please note that Alcoholic Beverages CANNOT be distributed at a ticketed event without a license and additional alcohol insurance. *Food: Preferred vendors list available. *Outside food and/or catering is allowed with prior approval. FURNITURE: Please notify us in advance if you need to move furniture in the space to suit your event needs. INSURANCE: Additional Event Insurance is required and may be obtained through Eventhelper.com. Proof of additional insurance must be provided within 1 week of booking confirmation. DOOR MANAGEMENT: High-traffic Events (ie: large groups or rentals with multiple people cycling in and out during the evening) will require either someone from the guest's team to help manage building access or an additional venue employee for an added fee of $20/ hour. EARLY DROP OFFS & LATE PICKUPS: Early drop offs of equipment outside normal booking hours may require an additional fee per scheduled appointment. GUEST COUNT: If the guest count exceeds the number of people you booked the space for, you will be charged an additional $75 per person. LOAD-IN TO LOAD-OUT: Please coordinate with the facility manager for any and all drop offs and pickups for DAY OF event. An additional fee may apply for any load-in and load-out outside of date of the booking. OVERTIME: Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. SERVICEWARE & GLASSWARE: Serviceware and glassware are permitted in our space, however we do not have a kitchen sink and items MAY NOT be cleaned in our bathrooms. CLEANING / DAMAGES: A $100 cleaning fee is added to each rental date and guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. A cleaning fee is included in all full-day rentals. An additional fee will apply for excessive trash removal at Host's discretion. Guests are encouraged to take all trash upon end of booking to avoid this fee. LOST/ STOLEN ITEMS: The venue is not responsible for any items that have been lost, stolen, or left behind during your rental. VENUE STAFF: A venue staff member will be onsite during your booking time to answer questions and ensure all rules and regulations are followed. This staff member is not there to move furniture, assist with set up or tear down, or be tasked with event responsibilities. If you would like additional day-of event assistance, we can add a staff member to your team for $20/ hour. **Please note that some ticketed events may require extra staff on hand to man the door and enforce venue rules and regulations. Examples include large-ticketed events, dance parties, and concerts. There will be an additional fee of $20 per hour for each staff member needed. We strongly enforce all policies, and if any of the rules or regulations are broken, we will provide a 20-minute window for the action to be corrected. If the action is not corrected or continues to persist, we will shut down the event and you will be asked to leave and provided no refund.
