The photo studio is located at Gateway Business Center, which has a large free parking lot. If more than 2-3 cars are to be expected for one photo session, please send us a message as a heads up to plan for additional parking space availability.

Approx. 5'x6' windows with North / West daylight. Studios will have blackout and sheer curtains for the option to use one or the other. 8am-1pm is the brightest time to use the space.

Occasional ambient noises include street vehicles, HVAC running in the suite, or music lessons in the suite below after 4pm.

Stairs, Elevator

No loading trucks should be needed to use this space, as the space is already staged with furniture. Photography equipment is most easily transported through the elevator up to the third floor.

There are two photo studio rooms - if shooting in A, set up in B. If shooting in B, set up in A.

Conference room, entry and hallway are off limits, as this is a dual business lease space.

Emerald Composure | Terms of Agreement & House Rules (Posted in studio for reference) We are so excited for you to use our #emeraldcomposure staged photo studio! To make sure all parties are on the same page, we require guests to sign an agreement prior to using the space. Emerald House Studio, LLC leases Suite 360 in the Gateway Business Center mill building, and therefore offers the opportunity for photographers to use the space solely if the users agree to the following terms. This is a contract between Emerald House Studio, LLC (“Host” or “we”) and the person or entity that is signing up to use the space (“User” or “you”). The Terms of Agreement are organized into 5 sections: 1. General Terms - Users may create a booking account through Squarespace’s scheduling platform, Acuity. - We will communicate with you via email: [email protected]. - This Agreement may not be terminated by the Users upon signing. 2. Space, Service & Marketing Policy - Studio spaces A & B (and their corresponding closets) may be occupied/used during the duration of your booking and used for photoshoots. The entryway, conference area, hallway, and storage loft are off limits for photos during your booking. - If there is not someone available to unlock the studio for your booking, you will be given a code to unlock the space yourselves. - The service we provide allows the use of our staged photo studio rooms (studio spaces A & B) and the use of the furniture it includes. - Photographers may move items within the two rooms, but they should always be put back in their original locations. - Staging items may not be removed from the space (outside of rooms A & B) at any time. - Users should not be attaching anything to the space without communication with the Host. This includes wall fasteners, command strips, double sided tape, etc. - Photographers may bring in their own items if they are smaller than approx. a 30” cube. Larger items must be requested before bringing them to the building. - It is expected that photographers will bring their own photo equipment. - A 9’ wide white paper backdrop and sandbags will be available for photographers to use and is included in the price of booking fee. Users are expected to keep the paper as clean as possible and roll back up after use. - Marketing Policy: The User agrees to ensure their clients (and all parties involved in a photo shoot) are familiar with and agree to the marketing policies in this Agreement. The User agrees to allow the Host to share the User’s social media content in posts, and tag the photographer’s account for the mutual benefit of expanding social networks. The User agrees to consider signing a separate marketing agreement with the Host, which would entail allowing the Host to use photoshoot content for the Host’s website and other marketing materials. 3. Responsibilities - The Host is responsible for ensuring the User has access to the space prior to a booking, communicating with all users in a timely manner prior to and after the bookings, and ensuring the space is clean and tidy between uses. - The User is responsible for: Booking, payment, and thorough review of the Terms of Agreement. Review of all rules and policies - a physical copy will be available in the studio. Being courteous to the space, its contents, and building neighbors at all times. Leaving the studio and its contents as they were found upon arrival, or in better condition. This includes the location of all items back in original placement. - Enjoy the space! Despite the rules, regulations, and lengthy terms - we want all parties to be safe, feel confident, and have a fantastic experience in our studio. 4. Disputes - If the Users have comments or concerns, they should be addressed directly with the Host via email, as noted in 1.2, and the Host will make every reasonable attempt to resolve potential issues/disputes internally. - If grievances are expressed on social media platforms, in negative reviews, or similar platforms, the Host reserves the right to terminate use of the space for the complainant. - The User agrees to waive consequential damages for claims, disputes, or other matters in question arising out of or relating to this Agreement. - The User agrees to refrain from taking legal action against the Host for any matters related to Emerald House Studio, LLC, the Emerald Composure photo studio, or affiliated business ventures, platforms, services or this Agreement. 5. Additional Terms & Policies - The Host may revise this Agreement at any time, and will notify known future users (those already signed up to use the space), as well as members/subscribers when policy changes are made. - The purchase of a membership does not affect the Terms of Agreement. - All photographers are required to provide a Certificate of Insurance to the Host before using the space. Additional Policies: Host Rules - No smoking or vaping in the building. - No pets in the building. - No alcohol without proof of a liquor license. - Bringing food into the space is allowed, but may result in additional cleaning charges. Reimbursements for damaged or stained area rugs and other furniture will be requested. “Cake smash” sessions are not currently allowed in this space. - Guests must be courteous of other tenants in the building and keep noise levels to a minimum. COVID-19 Health & Safety Measures - If you are experiencing symptoms of COVID-19, do not use the space. - If you test positive for COVID-19 within 48 hours of using the space, the Host must be notified immediately. Fees & Property Damage Overview - Booking rates to use the space are described on the Emerald Composure website, using Squarespace’s Acuity scheduling platform. Additionally, the space has this listing on PeerSpace that may be used for bookings. Booking rates are subject to change at any time. - Cleaning is included in the booking rates, except for as mentioned in 5.4.1.4, or if a clear majority of the space needs additional cleaning beyond the standard vacuum & wiping of hard surfaces after a booking. - New damage within the suite that is captured after a booking will be compensated by the user, including architectural elements, equipment, and unfixed furniture. This specifically includes (and we advise all users to be cautious of): Paint scratches on all surfaces Dings, dents, scratches and smudge marks on walls and doors Rips, tears, or excessive wear in furniture Stains and dirt in area rugs Cracks in mirror and glass surfaces Privacy Policy - There is one security camera in the suite that points in the direction of the entry door. Studio A & B are safe and private environments. Sliding barn doors with frosted glass separate these rooms from adjacent space (hallway & conference room). No cameras are in Studios A & B. - The Host will not maintain a record of payment methods. - The Host will not disclose the personal information of photographers or their clients without consent. Please note this Agreement serves as consent to specific marketing terms upon signing. The Host reserves the right to enter the suite at any time, and shall be respectful of any ongoing bookings / photo sessions. Payments, Cancellation and Refund Policy - Payments are made immediately through the booking platform. - A booking may be canceled at any time. - A full refund for a booking (sessions only) will be offered up to 24 hours before the scheduled session. The user forfeits the cost of the booking if it is not canceled before the 24 hour period, regardless of if the space is used. - Gift Certificates and Memberships are non-refundable. - The Host reserves the right to terminate any individual’s use of the space at any time. This document will be attached to our scheduling platform and signature is required upon booking. By signing this agreement, or agreeing to sign this agreement via the Squarespace / Acuity scheduling platform, or booking via PeerSpace, you, the user, agree to all of the above terms and conditions.
