There are windows providing natural light throughout the home. In the bedrooms, the natural light can be blocked out by the blackout blinds provided. Mid day is the brightest time of the day.

In this space, you cannot hear neighbors, you are on a quiet street and the appliances are quiet.

Ground Floor

The one car garage in the basement can be considered the loading zone. There is no ramp required to enter the basement garage. Loading trucks need to be moved once equipment is unloaded.

There are different rooms throughout the house where crew and talent can have separate spaces. Also, this is a duplex so there is the option to rent both units A and B to separate crew and talent.

There's a downstairs storage room that we use as a maid closet. That room is off limits.

There are many outlets throughout the home. The circuit breaker is located in the mud room on the lower level.

HOURLY RATE The posted price per hour is for a crew of 20 people max including crew & talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. FILMING, PHOTO SHOOTS & PRODUCTION Please be up front with what you’re looking to do, and we’ll be happy to work with you to make your project a success! If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following: *Total number of crew & talent *Desired date(s) *Exact hours you will need (ie. 7am – 7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs HOLDS Dates are available on a first book/first serve basis and will not be held without deposit or reservation SCOUTING We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability, and we will not accommodate scouts during their guest’s reservations/productions OVERTIME All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate per Peerspace’s policy. NOISE We have a zero -tolerance policy with noise complaints. We ask that you please respect our neighbors and keep the noise to a minimum. Curfew is from 10PM to 7AM CLEANING & DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guests must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damage (walls, floors, furniture etc) will be billed to the credit card on file with Peerspace. A walk through is required before and after all bookings. ILLEGAL SUBSTANCES The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated Thank you for respecting our rules and we look forward to hosting your next project!

For an additional charge, furniture and wall decorations can be removed from the building. Permission must be be granted for furniture and decorations to be moved. All furniture and decorations must be but back in place before the end of the booking.
