SEE SPECIAL RATES AT BOTTOM (message Antonio to discuss) THE SPACE: This well-kept and recently painted flex space is comprised of a 2 story office loft up front, and in the back is an intimate studio with a stage floor of polished concrete connecting directly to a private parking lot. There is plenty of beautiful natural light flooding in from the huge skylight over the stage, as well as the tinted bay window lining the reception area and the wide window in the upstairs kitchen. Still, nothing is visible to or by the public. This is the ultimate incognito yet accessible production space. (all light can easily be blacked out by your grips for any production needs). The downstairs front office has: - a reception area with an L-shaped reception desk and an Apple iMac dual-screen workstation - a fully functioning duplex copier/printer/scanner/fax, a confetti shredder, and a land-line phone - 1st seating area with a plush love seat, a furnished chair, and a 43" Samsung Smart TV - a conference room with an 8 foot conference table, a 55" Samsung Smart TV, a stocked bar cart, a 4 foot sliding barn door, and windows showing either the stage on one side or the front office on the other (both windows equipped with blinds for privacy) - 2nd seating area with a 9 foot HD Buttercup couch and a coffee table - a powered spring-water cooler with a hot water dispenser and a k-cup machine built into it - plenty of board games, card games, and magazines - a spacious and clean bathroom - ethernet connections - its own HVAC unit The upstairs office has: - 2 office bays with motorized adjustable standing desks (that can double as wardrobe and hair/makeup stations for photo or video shoots) - a fully stocked kitchen with a full-sized refrigerator and freezer, a hot and cold sink, and a 1200 watt microwave - a 2nd bathroom - ethernet connections - its own HVAC unit The stage has: - cinderblock walls painted semi-gloss white - a 25' x 30' polished concrete floor stage - a 15' ceiling - plenty of power outlets - a water spigot - a floor drain - a large roll-up door - ethernet connections The parking lot has: - designated space for up to 6 VIP vehicles depending on size THE LOCATION: Nestled in a safe and beautiful business district 2 blocks from the 134, and halfway between the 101 and the 5, the building is surrounded by a wide variety of restaurants, stores, banks, grocers, gas stations, parks, a medical center, and plenty of free all day parking on adjacent and side streets. Everything needed for your production is within minutes by car or even foot. Most importantly, this is a very SAFE area. THE LOGISTICS: Since it's a flex space, you can rent out the entire building and all of its amenities or you can rent out only pieces of it. As long as what you need to use is reasonable and available, just message Antonio and he will work something out for you! And permitting with the city is easy and inexpensive. Being that the building is unmarked and unassuming with direct access from the private parking lot in the back, the stage is perfect for low key, private, and VIP photoshoots and video shoots. The stage is also perfect for table-top shoots, building sets and installations, casting dancers or models, taking headshots, self-taping for an audition, the possibilities are literally endless! Need to hold a production meeting, table read, or screening for 6-10 people? The conference room is perfect for that. Need a space to your production team to work for a few weeks? One of the upstairs office bays is perfect for that. Need a place to help you make a good impression with an out-of-town client? This space is perfect for that! Aside from the private parking lot, there is plenty of free all-day parking available on the adjacent and side streets. There are also several bus stops in the immediate vicinity. In addition to the amenities listed above, we also have available onsite: - a Canon 5D Mark iii with a set of prime and zoom EF lenses and 5 batteries - an assortment of seamless backdrops in different colors including black, white, and key green - a blue screen fabric - rolls of duvatine - rolls of plastic sheeting - assorted grip expendables - a powered audio speaker with a stand - a tripod - a 4 foot heavy duty table - a craft services setup - 12 folding chairs - clothes steamer - wardrobe changing tent - 2 clothes racks - hangers - no corkage fee for outside equipment The proprietor is a veteran film producer so anything you need can be made available upon your arrival via his network of grip, electric, and production supply vendors at competitive rates. We can also permit your production or event on your behalf for no fee other than the cost of the permit itself. Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more

All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.
