Fully equipped smart home (every room has an echo and hue lighting) My company deals with operations, management, and design in the theatre, film, fashion, and entertainment industry. I have lots of equipment for use in the space for various types of work; desk space (multiple set ups, carpentry tools, lighting and studio equipment, etc) so space can be transformed and used for multiple purposes. There are many rooms in the space indoor and outdoor so please inquire with which specific locations you are looking to utilize. Basement studio apt is available if larger events and more space are required, please inquire if interested. It is in an additional 300sq ft with another bath and kitchenette and bedroom and lounge area. Please note Ceilings are low in basement (5’10” — 6’1”) Please note not all bedrooms can be available simultaneously on any booking unless discussed prior to booking. At least 1 room must be available for host at all times (master bedroom, green bedroom, or black and white room) Walkthroughs are available at a $50 fee. Price Breakdown non standard hour fee (8pm-10am) +$20/hour on top of base fee base fee is $55 and covers first 4 guests, it is $10/4 guests after that. 1-4$0 5 - 8 $10 9 - 12 $20 13 - 15 $30 16-20 $40 21-24 $50 25-28 $60 28-31 $70 this means if you do a shoot with 18 people that is $55 (base)+$40 (add guest fee)=$95/hour, if you then shoot with this many after 8pm it is an additional $20 so $115/hour. COVID POLICIES: Spaces are cleaned with CDC approved disinfectants prior to and after shoots, guests are encouraged to do their own cleaning as well with products that will NOT damage any household items. I also use UV-C light in harder to reach and high traffic areas. ALL guests must wear masks and gloves during the shoot (not provided, additional fee if I must provide) must social distance so # of guests will be limited, I must be provided a document prior to the shoot containing all guest name, number, and email for contact tracing. Areas designated for shooting must be decided prior to shoot-all other areas of the property will be closed to guests to limit cleaning, use of unauthorized spaces will result in additional cleaning fees. A waiver must be signed by all guests stating they are in good health and have been practicing social distancing and healthy hygiene/mask wearing, etc and that this space is not liable for any reason whatsoever. Anyone breaking any COVID policies will be asked to leave immediately, no refunds will be issued. HVAC system is equipped with a bionic ionizer (I-wave R) which neutralizes viruses, bacteria, pollen, dander, etc. You can google the product and learn more, also happy to go into detail on its uses. But it is far more effective than UVC light and HEPA
Cancellation Policy
Standard 90-day
Guests may cancel their Booking until 90 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 90 days and 14 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 14 days before the Event start time are not refundable. Learn More
