Designed for elevated gatherings and unforgettable experiences, the property offers a rare combination of privacy, atmosphere, and versatility. The estate feels worlds away from the city while remaining only minutes from Universal Studios, the Hollywood Bowl, major studios, restaurants, and shopping. The main garden and backyard event area includes over 14,500 square feet of landscaped space featuring the Kasbah, pool, fountains, patios, pathways, and curated garden areas. The property also includes a dedicated three-car garage event support area, ideal for chef preparation, catering operations, food staging, prep storage, equipment organization, and additional event support needs. Beyond the primary event space, the property extends into additional environments including mature California pepper trees, natural hillsides, open spaces, and Vista Grove — creating multiple experiences within one location. XOHH comfortably accommodates events of up to approximately 150 guests depending on event style and layout. Larger events may be considered on a case-by-case basis and can be customized based on event needs, parking coordination, staffing requirements, and overall fit for the property. The host also serves as your event coordinator and can provide access to trusted vendors including catering, rentals, florals, entertainment, valet services, and event support. Guests are welcome to use preferred vendors or work through our trusted partners. Enhanced Health and Safety Measures

Indoor areas are thoroughly cleaned and sanitized between rentals. This includes all smooth surfaces such as knobs, switches, counter tops and tables. Soft porous surfaces such as chairs and sofa pads are sprayed with a disinfectant and wipes. Floors are are cleaned and disinfected. Hand sanitizer is provided for indoor areas.

Cancellation Policy

Flexible

Guests may cancel their Booking until seven days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between seven days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn More
All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.
