About Brookmill Farm

You hear the waterfall before you see the house. A long stone-lined driveway runs under mature tree canopy and opens onto an estate established circa 1819, set in the rolling hills of Hunterdon County — minutes from New Hope and Lambertville, about an hour from Manhattan, Philadelphia, and Princeton. The grounds don't repeat: rolling lawn, tiered perennial gardens, fountains, a stone-edged stream crossed by a covered bridge, open field, and a stone-and-steel pool house designed by John Keenan and Terence Riley — all framed by the original fieldstone farmhouse. There's even a yard-size chess set. The land is buffered by mature woodland, so the property feels like its own world — private, quiet, and easy to shoot wide without leaving the grounds. Morning and late afternoon are the property's best hours. The bookable space is the guest cottage and the grounds. The cottage is private and fully equipped — kitchen, bath, wifi, workspace — and runs as home base, greenroom, meeting room, or production hub for your day. The main house is a private residence and stays that way — which means when you book, the property is yours. One group at a time. No shared spaces. Nobody else on the grounds. Photo and video teams use the field, gardens, bridge, and farmhouse exterior as rotating backdrops through the day. Offsites and workshops run out of the cottage with breaks on the lawn. Content days move between looks without ever repacking the car. Two centuries of patina you can't rent from a studio. It photographs like it costs more than it does to book. Crews and teams get a straightforward host, clear answers, and a property that does most of the work. The property has been professionally photographed extensively and hosts small gatherings year-round. Optional add-ons at checkout: coffee & tea service $45 · creekside firepit session $150 · pool deck fire tables $100 · facilitation kit $25 · catering coordination $100 · early load-in (productions) $225. Standard Peerspace coverage applies; certificates of insurance welcome from larger productions.

Health and Safety Measures

The guest cottage and grounds are refreshed between every booking — surfaces cleaned and disinfected, high-touch points wiped down, floors done, and trash cleared. Bookings are personally approved and scheduled with turnover time between them, so the space is never flipped in a rush. Cleaning supplies, paper towels, and hand sanitizer are stocked in the cottage for use during your booking. And with 14 private acres and one group on the property at a time, fresh air and open space are the default here, not an accommodation.
