Our space is a creative space for creative minds. We are design professionals and we built our studio from the ground up to our own exact specifications. Abundant daylight, and soaring 14 to 24-foot ceilings, we offer the best rental space in Washington, DC, Maryland, and Virginia. Two open studio spaces, drive-in workshop, and interior balcony lounge are infinitely configurable to accommodate any project. The only limit to what you can create here is your imagination. FULL BUYOUT gives you access to: STUDIO A + B Approx. 4000 square foot daylight photo and video studio with full eastern and southern exposures, polished concrete floors, and full kitchen. Studio A Dimensions: 30W x 38L x 14H. Studio B Dimensions: 44W x 32L x 24 H Our space is a blank canvas. What you create here is up to you. REQUIRED FEES • Site Manager is required for the duration of event. Site manager is billed at $30.00 p/hr from load in to load out (w/ 10hr minimum). • Sanitize/Enviro Fees of $350 to $750 (based on use/time of year/guest count) • Parking Attendant ($260 @ 4hrs) - Note that evening events require 2 attendants. • Secondary Parking Lot ($250 flat rate w/ max of 60 vehicles) ADDITIONAL ADD ON-FEES: • VIP Area w/ Private Bathroom/Shower • Over 100 people - additional rates tbd/negotiated • Events going past 12/Midnight will incur OT/Surcharge. Must be fully out by 2am. OTHER IMPORTANT INFO: • Liability insurance required – $1 million minimum and/or signed waivers and guarantees required. • All spaces should be broom swept before vacating, and all bulk/trash needs to be taken with - no dumpster available!! • No floor or wall decals. No open flame/candle. No kids parties.

All spaces are sanitized/cleaned between bookings and all bookings are spaced 24hrs apart. We follow and adhere to all covid rules of Prince George County, MD.
