The natural light in every room and the encompassing original red oak wood floor truly make the chic and eclectic vibes shine through. Fully furnished throughout, including a spacious living room (complete with a brick fireplace and wooden mantel) leading into a large garden kitchen featuring a cafe-style dining set, peninsula shaped bar, a 50-bottle wine fridge (with convenient on/off switch for audio), and a timeless subway tile backsplash with black grout. The vibrant master bedroom holds a king-size bed surrounded by gorgeous daylight provided by a side window and a large centered bay window. A guest room sits nicely mid-home, perfect for wardrobe/hair & makeup (clothing rack/steamer included). The third bedroom is a calming, bohemian-inspired yoga den, perfectly designed for holding talent while providing them a relaxing, luxurious experience. This room contains a comfortable wicker rattan daybed and a wonderful view of the surrounding flora and backyard market lights. Situated on a large 8000 sq. foot lot, the space is accompanied by a front yard featuring a cozy porch, numerous plants indigenous to the region, and a large pecan tree. Also, a charming backyard consisted of numerous grassy and concrete areas (perfect for PPE, crafty, catering, gear), a hot tub, market lights, and 3 massive trees for shade in the far back of the property. There are two sinks (one in the kitchen, the other in the bathroom), one shower/tub, three entrances/exits (front entrance is a rustic split Dutch door), and working outlets throughout the space (including multiple outdoor outlets). Added aesthetics include: a plethora of live plants throughout the interior, stainless steel LG appliances, maple cabinets with matte black hardware, and open - raw wood - shelving. Space is perfect for additional holding or splinter unit seamless studio photo/video shoots or table top work. All furniture can be moved if put back to its original position. Please inquire about photos of space. Studio Apartment + $200/hr – The on-site studio apartment ADU is located above the detached garage. This space has a bedroom, couch, living area, kitchenette with sink, microwave, gas stove top, and mini fridge - as well as 1x Full Bathroom (Shower/Tub/Toilet/Sink). This add-on space is great for additional talent holding, Hair & Make Up, etc or could be used for filming additional scenes. This space does have cats + cat litter, however, if booking this area the cats would be removed during filming hours. Please inquire about photos of space. GEAR ADD-ONS - We have 6’ tables, trash cans, pop ups, cones, HEPA Filter, rolling coolers, water/ice buckets, work lights, director’s chairs, seamless paper, and camera equipment available for rent.
