Built in 1850, the Broadview Farmhouse sits on 8 acres, and is the perfect space for small receptions and celebrations. Receptions and dinners can held on the porch or directly behind the house under the tree canopy. 1.5 bathrooms. Open floor plan, two living rooms, a dining room, and large kitchen. Mountains views. Grill and fire pit. If it's outdoor space you're seeking, you'll find it at The Broadview. 2 hours, 15 minutes north of midtown Manhattan, you'll be greeted by majestic mountains behind the house when you approach the 450' long U-shaped gravel driveway. At 1,000 feet above sea level, the 172 year-old house sits on 8 park-like aces. A massive 103' long non-operational chicken coop sits behind the house and a horse stable/barn is at the bottom of the tree-lined hill halfway down the property. The rear 4 acres beyond the stable/barn are wooded. Interior first floor square footage: 900. Second floor square footage: 900. Seating capacity on porch: 50 Seating capacity in dining room: 8 The 1800 sq. ft. covered wraparound porch is versatile for small weddings, events, meetings. Local restaurants are just a few minutes away. AMENITIES INCLUDE: -Roku TV -High-speed WiFi -Self check-in with August smart lock -Coffee essentials -Outdoor grill -Outdoor fire pit -RING doorbell camera in front & rear of home for your safety. (No cameras inside.) Please note: -The total guest count may not exceed 50 people (not including catering/service staff) due to weight limits on the porch. Guest count above 50 will require an additional set-up on the grounds of the property, behind the house. -The fee for a full day's use of the property is $4,680. The fee is strictly for your use of the property without overnight stays. Included with the fee are tables and chairs for up to 50 guests, white table cloths, place settings (dinner and salad/appetizer plates, glassware, silverware, napkins, and serving dishes for family-style dinners.), and post-event cleaning after check-out. You would have your wedding planners bring in any additional equipment and supplies needed, including catering, service staff, day-of-event help, etc. One of the owners can be on site as back-up for your coordinators to direct and guide questions and issues. Overnight stays are not included. See below for additional overnight stays. -Music must be shut off by 10 p.m., as we are in a residential zone. However, festivities may continue outdoors without amplified music until 11:30 p.m. There is some room for dancing on the porch. The celebration may continue indoors after 11:30 p.m. Consulting with your wedding planner, if you have one, or a tent company to have your reception under a tent on our lawn or the rear of the property may be an option. -A certificate of liability insurance for events is also required at least 90 days prior to the event. The cost of obtaining one ranges from $150-$300. -You would rent for the time needed to set up, until the end time of the reception. If your wedding is to start at 3:00 p.m., you would need to rent starting at the hour you want to set-up, allowing enough time to complete set-up. -Overnight stays are highly recommended, and is a separate booking. Three nights are ideal. The house has 4 bedrooms, 5 beds, and can sleep a maximum of 8 guests. Non-holiday weekend rates start at $499/night.
