ALCOHOL POLICY & GUEST LIMITS Alcohol is permitted only under the following conditions, with no exceptions: • Social events with alcohol: Maximum of 30 guests • Events without alcohol: Maximum of 40 guests The studio has one restroom only. For the comfort, safety, and practicality of all guests, these limits are strictly enforced. Events that exceed these thresholds are not permitted, regardless of duration or event type. Guest count, alcohol use, and event format are reviewed prior to approval. Bookings that do not align with these limits will be declined. ====== SPACE OVERVIEW This is a large, open studio designed for small, low-key private events and organized group activities. The space is offered as-is and is best suited for calm, structured uses, not high-energy or party-style functions. The studio can comfortably accommodate up to 40 people in appropriate use cases. Due to the single-restroom limitation and permit usage, the space is not suitable for larger crowds, events centered around alcohol, or gatherings involving a high volume of restroom use, including events with many children, elderly guests, or attendees with medical or accessibility considerations. For this reason, event type, guest count, and alcohol use are reviewed in advance, and some bookings may be declined to ensure guest comfort and overall practicality. ====== LAYOUT & ENVIRONMENT • Fully open floor plan with no fixed installations • Flexible setup for seating, movement, presentations, or temporary layouts • Multiple windows providing natural light • Functional, no-frills environment • Not a nightlife or luxury venue • One restroom available for guest use ====== INCLUDED WITH SPACE RENTAL Furniture • Up to 40 white folding chairs • Up to 8 six-foot folding tables • Black tablecloths at no additional charge Audio • Bluetooth-enabled speaker system • One wired microphone with mic stand • Mackie 8-channel audio mixer Video • Optoma 3000-lumen projector • 6-foot Draper tripod projector screen (70" × 70") • Media stand for presentation equipment Lighting • Up to 10 Chauvet uplight fixtures for ambient lighting ====== BUILDING ACCESS • The studio is located on the second floor of an older industrial building and reflects that character, with practical finishes and a straightforward environment. • Stair access only for guests • Freight elevator available for equipment load-in only • Elevator is not intended for passenger use ====== SUITABLE USES This space works well for: • Baby Showers, Baptism, Family Gatherings • Yoga, pilates, stretching, and wellness classes • Low-impact fitness training and small group exercise • Health, wellness, and holistic practices • Art classes, creative workshops, and hands-on instruction • Professional trainings, seminars, and educational sessions • Music instruction and non-performance-based music classes • Dance and movement classes (excluding tap) • Worship services, prayer groups, and faith-based gatherings • Social clubs, community meet-ups, and interest groups • Game nights, tabletop games, and organized recreational activities • Pop-up shops, small markets, and product showcases • Fashion shows, fittings, and runway-style presentations • Presentations, screenings, and discussion-based events • Theater and performance (non-amplified, non-concert format) *** All uses must remain organized, respectful, and low-impact. *** ====== EVENT RESTRICTIONS The following are not permitted: • DJ parties, bands, or nightclub-style events • Loud, dance-party-oriented gatherings • Live concert-style performances • Excessive amplification or uncontrolled sound levels • Any activity that disturbs neighboring tenants • Amplified audio must remain at a moderate, controlled volume at all times. We reserve the right to intervene, require adjustments, or shut down any event that does not comply with these policies, without refund. These rules are in place to protect the space, the building, and all parties involved. ====== ADDITIONAL SERVICES In addition to the studio, we operate a full audio, video, lighting, and equipment rental company. Enhanced production support or additional equipment can be provided for an added fee upon request. Optional rentals are handled separately from the space booking. ====== END OF BOOKING RESPONSIBILITIES Guests are responsible for returning the space to its original condition at the conclusion of their booking. All furniture and equipment must be returned to their original locations, and all personal items and trash must be removed. ====== VIEWING Clients are able to book a walk-thru Mon - Wed 12pm - 2pm and Sat 12pm - 2pm - as long as the space is not already booked. We cannot show the space if it is in use / reserved.
