About the Space This is a large, open, street-level industrial multi-room studio located in San Francisco’s Mission District, originally designed to support high-intensity training, wellness and movement, performance, and content creation, while remaining highly flexible for multi-purpose professional, startup, and business use. With approximately 3,500 square feet, 10+ foot ceilings, and an open, adaptable layout, the space is ideal for activities that require uninterrupted floor area, durability, and easy access. The studio was originally built out and operated as Rogue & Saint, a San Francisco–based training space intentionally designed to accommodate both performance-driven, high-intensity workouts and more mindful movement-based practices. While the original operator has been gone for several years and the space has since seen other uses, that intentionally flexible, durable, and open design continues to define the studio today, making it highly adaptable for a wide range of physical, creative, and professional applications. Light & Atmosphere The studio has some natural light, with large storefront windows at the front and additional windows toward the rear. While not a full daylight studio, the clean, neutral, industrial aesthetic makes the space well-suited for controlled lighting setups, content production, rehearsals, and movement-based activities. The overall atmosphere is open, minimal, industrial, and uncluttered, allowing guests to bring in their own creative direction. Neighborhood & Transportation Located in San Francisco’s Mission District, the space is on the same block as 16th St Mission BART, making it one of the most transit-connected locations in the city with direct access across San Francisco and regional connections (including SFO). Street-level access also makes loading in equipment, staging, and coordinating group arrivals exceptionally easy. Multi-Day & Recurring Use The space is well-suited for multi-day bookings, recurring weekly use, and short- to medium-term programs, including training series, creative projects, startup sprints, workshops, and pop-up activations. Guests looking for flexibility without long-term commitments are encouraged to inquire about multi-day or recurring booking options.
