Our space is very flexible, has multiple rooms plus an outdoor area, and can accommodate groups of various sizes. Please message me with your group size to help coordinate any additional services or uses that can factor into the cost.
For large groups, rate will increase based on additional rooms used, valet shuttling, etc.

GENERAL GUIDELINES AND REQUIREMENTS
PARKING: Guest can park at Location (or shuttled from a off-site parking area under certain conditions at Owner’s sole discretion). Location will make valet arrangements with valet company of Location’s choice. NO STREET PARKING.
Event Planning: We are providing the Location and do not act as a full service event planner or coordinator.
Security Deposit/Repairs: Beyond normal cleaning after the Event, the Client agrees to leave all property of any kind at the Location in as good order and condition as it was immediately prior to any use of Location by Client and to pay for the full amount of any costs incurred due to breakage, loss or damages to the Location whether caused by Client, the Client’s guests, contractors or agents. If the full cost is less than the Security Deposit, the difference will be refunded. If the full cost is greater, Peerspace will charge the Guest the difference. Client agrees to pay for the replacement and replanting of damaged plants and grass.
Music/Sound Levels: The Location is a private home located in a quiet residential neighborhood. For this reason, it is extremely important that the volume of the music and the noise level in general be kept at moderate levels both inside and outside. Sound levels are at the sole discretion of Owner. Unreasonably loud music or noise can be cause for termination of the Event. Location reserves the right to set music and P.A. levels at its discretion, however, past Clients have not objected to our sound level requirements. No live amplified bands are allowed at Location.
Inside the House: Most interior spaces are equipped with a very good sound system allowing for the playing of CD’s.
Outside Pool Area, Patios and Balconies: Low volume background and only is permitted outside. Absolutely no public address system/amplification by microphones is permitted outside.
Security: Security has not been a problem with past events. However, it is the responsibility of the Client to insure that their guests maintain a proper level of conduct during the Event. Usually, the Client appoints some members of their party to perform the duties of insuring that all guests respect these rules. With some events, Location may require professional security personnel at additional cost to the Client.
Supervision of Children: Client understands that there is a pool and many other water features, moving vehicles, undeveloped wild-land acreage, and other potentially dangerous conditions to children, and that it is the Client’s sole responsibility to be sure there is sufficient quality supervision of children attending their Event. Client requested that Location waive the usual requirement that Client hire someone to oversee and supervise the children, and Location agreed to do so. Client agrees to assume full responsibility and liability for safety of the children.
Rest Rooms: There are two ground floor rest rooms available.
Kitchen: Location’s kitchen is not available for cooking or washing. Catering area and kitchen are to be set up on east patio outside.
Decorations/ Signage: Tacks, nails, staples or other damaging fasteners are not to be used. Low-tack tape and string are acceptable. Rice and bird seed are not permitted. Decorations/ alterations are subject to approval.
Event Insurance: Clients are to obtain Day-of Event Insurance.
Insurance Certificate: Music providers and other contractors, event services and vendors that
work at Location must be insured carrying at least $1,000,000.00 General Liability and $1,000,000.00 Property Damage and Forward a Certificate of Liability Insurance to the Host 90 days prior to Event Date. Host will message details regarding who should be listed as a certificate holder and additional insured.
Photography: Clients agree to allow Location to use photography/videography from their wedding taken ether by photographer.videographer they hire, or taken by others, on it’s website and for other promotional means.

PROHIBITED ACTIVITIES: Unless it is agreed to in writing by Owner, the following are not allowed at Location:
A.) Smoking, drinking or eating inside by any member of the Production Co. unless it is being used as a prop in a scene.
B.) Drilling, screwing or nailing into; taping, painting or spraying onto surfaces of the Location.
C.) Alcoholic beverages or illegal substances.
D.) Pyrotechnics, stunts, gunshots or “smoke”. If agreed by Owner, only water-based smoke or fog is to be used. Absolutely no oil-based smoke.
E.) Children, animals or guests unless they are part of a scene.
F.) Access to roof or any part thereof unless Owner gives written permission
Our space is located in a rural and serene country neighborhood in Topanga known as “Cheney Canyon”. Cheney Canyon is roughly midway between the San Fernando Valley (101) and the ocean (PCH) and consists a little valley immediately east of the intersection of Topanga Canyon Blvd. and Cheney Drive. Neighborhood streets are Cheney Drive, Callon Drive, Paradise Lane, Sylvania Lane and Penny Lane. The following measures are designed to preserve the integrity of the neighborhood and the location and to facilitate a smooth and productive filming experience for the producer.
1.) No Street Parking in Cheney Canyon by any individuals and vehicles associated with production on Cheney, Callon, Paradise, Sylvania or Penny. Vehicles inadvertently parked on the street are to be moved immediately by producer. It is the producer’s responsibility to: a.) communicate adequately to all personnel associated with the production to refrain from parking on streets and to: b.) provide the personnel necessary to monitor the street situation. If this is not done, the owner can hire someone of his choosing to see the streets are kept clear at producer’s expense. We will not book a film shoot if the producer feels that street parking is mandatory for the shoot.
2.) Producer agrees to urge all personnel to drive safely. There are lots of families with children and pets here. Dogs sleep in the road sometimes and Horseback-riding is a popular pass time. The road twists and curves with many blind turns.
3.) No Condors for excessive night lighting. They light up the mountainsides and impact hundred of residents. In the past production companies have always been able to find less invasive ways to light their shots such as staging lights on the roof which is 3 stories tall in the back.
4.) Do not enter Cheney Canyon before 7am. Trucks arriving in Topanga earlier are asked to pull over and wait a mile or so from the intersection of Topanga Canyon Blvd. and Cheney Dr. At 7am shuttles and trucks can proceed to the location.
5.) Neighboring Properties. To keep Cheney Canyon from being overly impacted by a filming production, the size of the production, number of people and vehicles involved and the duration of the shoot are taken into consideration before a job is booked. Should the producer desire to book any other property in Cheney Canyon for a production that is also using our space, the producer agrees to first discuss the arrangement with the owner and get his written permission to ensure that the scope of the production is appropriate for the Cheney Canyon, as a whole.
6.) Please keep everything within Location’s perimeter. There is a tendency for production people to hang out in front of or immediately inside of the main entrance gate and to walk around in the neighborhood. There is a lot of room inside the property’s five acres. Personnel, production vehicles, all equipment, including lighting and sound, are to be kept within the property bounds and not extend into and intrude upon the neighborhood. All individuals associated with the production, including security guards, are not to stand around the front gate or wander on neighborhood streets or stand outside the fenced perimeter for purposes of better reception on cell phones, smoking, talking, taking a break or any other reason unless it is to access the property directly west which is sometimes rented as extra space for production vehicles. Producer agrees that he will not shoot on surrounding streets without getting Owner’s written consent. Note on security guards: it has worked well for all-night security guards to station their vehicle just inside the main entrance gate and be there blocking ingress and egress. This plan is to be followed unless an alternative method is agreed to in advance in writing with owner. This is a very low key and safe rural neighborhood. A high profile security presence on the streets is not necessary and can be somewhat alarming to residents.
