Our studio is great for PHOTO SHOOTS, INTERVIEWS, and FILMING. It provides a comfortable place for shooting, with easy access in a safe, pleasant neighborhood. Free parking, and walking distance to restaurants, bars, and coffee shops. Porto's Cuban Bakery is just a block away! Terrific for photo and video production, as well as off-site business meetings, corporate training, workshops, classes, rehearsals, parties and other events. As a film location, the space can easily represent retail, fine art gallery, creative work space, photo studio, office, urban loft, and distressed back alley. The studio has a windowed retail storefront with a high 12-13' ceiling throughout, and looks like an art gallery or loft-style creative work space. The studio space totals 1,900 sq ft, with 1,500 sq ft of flexible, open floor space, and 100 linear feet of white gallery walls. The studio is just up the street from Warner Bros. Studio, in the desirable Magnolia Park neighborhood, with ample free street parking in front and three reserved spaces in the back. Ground-level access, with a custom-designed 10'x10' loading door at the back for easy load in. Modern amenities include WiFi and a sound system with easy connection to phone, iPod, or computer via mini plug or Chromecast Audio. Convenient to Warner Bros. PRODUCTION Signed Leasing Agreement and Certificate of Insurance required. Requested rental period is inclusive of load-in, setup, tear down, and clean up. All materials you bring to the studio, must leave with you. We require that guests notify us of any damage, and a walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items. No smoking. Alcohol can be served at your event, but not sold, unless through a caterer with the proper license/permits. You are responsible for providing security for all events with alcohol. No illegal substances allowed on the premises. If found to be present, client will be asked to dispose of immediately. Failure to cooperate will result in immediate halt of the rental without refund of any remaining time. Client is responsible for securing needed tables and chairs. The studio has a few tables and chairs available, and we can provide a list of rental companies upon request. Written approval is required for any early delivery or late pickup of rental items. Client may decorate the studio as long as there is no damage to walls, floors, mirrors, furnishings, equipment, etc. Decorations must be approved before use. No glitter, silly string, or duct tape allowed in the studio. Thank you, we look forward to working together!
This location is perfect in every way. Plenty of parking, easy load in, plenty of space, all the amenities needed to make a photo shoot easy. I would shoot here again, no question. Brad is a great host, and took care of us! Thanks!

My daughter had an amazing Sweet 16 Birthday Party!! The venue was perfect and Brad was awesome!! Brad took great care of us and the night couldn’t have gone any better!! Definitely satisfied and would highly recommend!!

My husband and I rented this space for our baby shower. Overall, it went well and Brad was very responsive. We are leaving 4 stars because we noticed a couple of things the previous “event” folks left behind. There were several items in the fridge and freezer and also a balloon was floating in the ceiling. Just wished the space was fully ready before we went in.
Had a wonderful time and event at this venue. Brad was there prior to the event to help oversee set up, answer any questions, and show us around the space. It was clean, well lit, and all our visitors were impressed!
