The neighborhood is a very quiet residential area, but walking distance and access to the best coffee shops, restaurants and shopping in LA. This listing is a spacious 2400 square unit. Two of the three bathrooms are renovated. 3 bedrooms and 3 bathrooms. All bedrooms are ensuite. Easy parking in rear of property and no permits or restrictions for daytime/overnight parking on the street, however there is street cleaning on Monday and Tuesday afternoons from 12pm-3pm. Filming, Photo Shoots, Production & Off-Site Events. Please be up front with what your goals are. NO ADULT CONTENT. Let us know if you are interested in utilizing the space for film, television, music videos or advertising campaigns. We want your project to be successful! If you have any questions or need additional information please contact us through the message center to discuss details, pricing and availability. Please include the following: *Desired date(s) *Exact hours you will need (i.e. 7am-7pm) including load-in/load-out, setup and teardown *Total number of crew & talent *Equipment & light spec *Any special request INSURANCE: You need insurance to shoot here. It must cover liability and damage. For smaller productions we will need a credit card with at least 1,000 dollars and a copy of a drivers license on file and a credit card authorization form filled out. PERMIT: It is up to you to obtain shooting permits. SCOUTING THE PROPERTY: When scouting the property, you are allowed a maximum of 5 people prior to the booking. Please be mindful that this is a private residence and that the scouting period will be no longer than 30 minutes. Any additional scouting sessions may be arranged at the discretion of the owner after booking. FURNITURE OF MOVING: Please note that if multiple pieces of furniture and/or decorative items must be moved to accommodate the event, there may be an additional charge assessed or the need for professional movers at the discretion of management. PARKING/PULLING IN & OUT OF DRIVEWAY: There is ample street parking to accommodate talent and crew and easy access to public transportation. There is street cleaning Mondays east side of the street and Tuesdays on the west side of the street from 12-3. Please be aware of this because any tickets are your responsibility. There is limited parking in the rear of the property. Please let us know your parking needs PRIOR to date of shoot. PLEASE be aware that the driveway and the porte-cohere are narrow and you need to be careful when navigating in that area. If you have talent/staff who are inexperienced drivers they should not be allowed to drive or park on the property. Please have designated crew/drivers who are highly experienced, licensed and insured to handle vehicles in the driveway. Otherwise, please find street parking whenever possible and encourage talent/crew to UBER/LYFT or ride share. For larger productions, management can assist in finding designated off site parking for an additional fee. NOISE: We have a zero-tolerance policy with noise complaints from neighbors and other guests. We ask that you please respect our neighbors and other guests to keep noise to a minimum. No parties, No loud music or TV, No loud talking outside or around the property or in the neighborhood from 9pm-8am Sun-Thur, and 10pm-9am Friday and Saturday. DAMAGES: We understand accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. SMOKING: No smoking inside the apartment. If you must smoke please do so outside on the sidewalk, NOT in the back of the property, and no congregating to smoke/talk in any area after 10pm on weekdays and 11pm on Fridays/Saturdays. Please clean up after you are done and consider the quiet hours listed. Please put dead cigarettes in the black trash bins outside along the side of the cement wall. Please do not leave butts around the property. NO ILLEGAL DRUGS: The use or involvement of illegal substances is strictly prohibited and will result in immediate cancellation of the project and may result in law enforcement participation. BACK DOOR: Please be aware when you come inside the house to clean the bottom of your shoes. Make sure that the berries that fall off the trees in the driveway and by the back door are not on the bottom of your shoes. They stain the floors. If any are brought in please clean immediately. SHOE COVERS/FLOOR COVERING: No shoes inside the house. For the crew and movers please wear the shoe covers that are provided in the house. At time of booking please let us know how may crew and movers will be coming so we can ensure enough people are available to move furniture to and from the original places. Please provide your own material for covering the hardwood floors and allow time to cover the floors during the set up. FAMILY ROOM: The curtains in this room are delicate! Please be careful when opening/closing. LIGHTS: Please turn lights off when you leave. Turn the porch light off at check out. AC/HEATING: The Apartment central air control unit is in the hallway. Please keep the left switch turned to “Auto”. DO NOT TURN TO “ON”. You may manually adjust the temperature with the + and – buttons on the control panel. Please turn the heat/AC off when leave the house each day and when you check out. TRASH: Please take all trash generated by the production with you. No trash in the bins on the property. KITCHEN/PLUMBING: The building is charming but the plumbing is delicate. Please treat it kindly. Inform management about any leaks or stoppages immediately. Please make sure the strainer is covering the drain over the sink. Please Do NOT put food items into the sink and try not to use the garbage disposal. All food should be thrown into the trash. Additional charges will apply if management must call a plumber. TOILET: Please consult with host on the use of toilets, bathrooms and showers. For larger productions we require a port a potty (depending on length or production and number of guests). The only thing that should be flushed into the toilet is toilet paper, and please uses it sparingly. Please do not throw any feminine care items, baby/makeup wipes, or paper towels down the toilet. They will cause the plumbing to back up. Additional charges will apply if management must call a plumber. CANDLES AND FIREPLACE: Do not use the fireplace unless discussed prior to shooting. This house was excellent to shoot in. The long driveway made loading in and out a breeze. The space got great light from the large windows and power wasn't an issue we needed to worry about.
Angelina was a great host! The home worked out for our shoot, and we had no sound issues for interviews. Angelina even brought the crew fresh baked cookies.... Awsome!
Angelina was a great host! She was responsive and was very helpful on the day. We ended up needing to extend our time in the space and she was totally accommodating. Would definitely book this place for another shoot.
