Welcome to our sunny and spacious modern Venice Beach house with a huge rooftop. It is located in the in the heart of Venice Village, a block from the beach and steps away from the famous Abbot Kinney Rd. We have over 2,000 soft in this space, downstairs we have a large patio deck, with a BBQ grill, a large wood dining set, fitted with umbrella that seats six people. There is also a single carport garage with modern sliding gates, that has convenient access to an alley for loading/unloading of any large items or production equipment. Inside the downstairs unit we have a full chef's kitchen, equipped with high-end stainless steel appliances, alkaline water filter. The unit features mid-century modern inspired furnishings, large floor rug, and glass coffee table. The house comes fully equipped with 40" TV downstairs, cable and Apple TV, and lightning fast wifi (Verizon FiOS). The bedroom has a full sized bed, two bedside tables and chair, and built in closets. The space features wood floors throughout. There is a large glass shower/restroom. Upstairs, enjoy immense natural light. It is an expansive open concept living area with a full bathroom with separation between large glass steam shower room and restroom, and a large bathtub outside. This studio bedroom comes complete with a metal four poster California King Bed. The space offers a refined sleek, mid-century modern aesthetic with wooden flooring throughout. The roof has a couch and umbrella to lounge in and enjoy the scenic view of the ocean and the famous California sunsets. To date, we have hosted over 100 productions would love to be a part of your next project! The house has served as a backdrop/set for countless network TV pilots, feature films, fashion photoshoots, music videos, web series, cooking shows, student films and major brand commercials. PLEASE NOTE: All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. We also require an insurance policy in the homeowners name and a $2500 deposit to be paid with check or via PayPal in which will be returned within 3 business days if the property suffers no damages. We also require our location manager to be on site at a fee of $250 for a crew of 8 or less, $450 for larger crews for up to 10hrs and $50 dollars an hour there after. The base rate starts at $250 an hour for for a crew of 8 or less, crews of 8-12 pay $300 an hour, crews of 12-16 pay $350 an hour and crews of 16-20 pay $400 an hour. This is due to more wear and tear to the house over time. Also if you’re interested in multi-day shooting, please note an additional fee may be charged. FILMING, PHOTO SHOOTS & PRODUCTION -- Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success! Please include the following: *Total number of crew & talent *Desired date(s) *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs SCOUTING-- We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability, and we will not accommodate scouts during other guests' reservations/productions, so please don't ask :) OVERTIME-- If you go over your booking time, you will be charged extra. We're happy to offer a 20-min grace period for load-out, but do not allow early arrivals. PARKING-- We recommend parking on Main street, there is also a paid parking on electric and broadway available all day, which is a flat $7 daily rate. We can also provide parking next door for an additional $25 fee per car. If you need to load large or heavy equipment, please contact us via message, and we’ll be happy to explain the simple and convenient loading instructions. NO SMOKING-- This building is a 100% SMOKE-FREE ZONE, including both private and communal areas and the unit itself. ALLEY ACCESS-- Parking in the alley is strictly prohibited and will result in towing, citation and removal from the property. NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 8 AM. DAMAGE -- Accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items. The homeowner requires proof of production insurance with his name printed on it. ILLEGAL SUBSTANCES -- The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. This location is supremely located near Venice Beach. Such a beautiful space - would highly recommend this for a shoot. The rooftop is magical at dusk. And they were very accommodating and easy to work with.
