Filming, Photo Shoots, Production & Off-Site Events: Please be up front with what you're looking to do. Please include the following: *Desired date(s) *Exact hours you will need (i.e. 7am-7pm) including load-in/load-out, setup and teardown *Total number of crew & talent *Equipment & light spec *Any special request INSURANCE: please provide Certificate of Insurance for bookings. PERMIT: It is up to you to obtain shooting permits. SCOUTING THE PROPERTY: When scouting the property, you are allowed a maximum of 5 people prior to the booking. Please be mindful that this is a private residence and that the scouting period will be no longer than 30 minutes. Any additional scouting sessions may be arranged at the discretion of the owner after booking. FURNITURE/FLOORS/MOVING/CURTAINS: Please load equipment from the back entrance. If multiple pieces of furniture and/or decorative items must be moved to accommodate the event, there may be an additional charge assessed or the need for site rep or professional movers at the discretion of the host. If you need to set up hair, makeup and /or wardrobe inside the home please have either ramp board or coverings on desks, vanities or tables or floors. Please be prepared to use ramp board or flooring coverings on the floors and rugs, esp for larger productions. Booties must be worn by everyone or shoes off inside unit. Please do not adjust curtains unless discussed prior to booking. PARKING: There is ample street parking to accommodate talent and crew and easy access to public transportation. There is street cleaning Monday’s east side of the street and Tuesdays on the west side of the street from 12-3. Please be aware of this because any tickets are your responsibility. There is limited parking in the rear of the property. Use of parking on the property may come with an additional fee depending on hours and number of cars. Please do not pull into the driveway for unloading/loading unless the hours are specifically discussed with host prior to booking. NOISE: We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. No parties, No loud music or TV, No loud talking outside or around the property or in the neighborhood from 10pm-8am Sun-Thur, and 11pm-9am Friday and Saturday. DAMAGES: We understand accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. FOOD & BEVERAGE: Please do NOT bring food & beverage into the main areas of the home unless this is discussed with the host. Please no water bottles on furniture. No coffee, tea, red wine or juice in the main areas of the home. SMOKING: No smoking inside the apartment. If you must smoke please do so outside on the sidewalk, NOT in the back of the property, and no congregating to smoke/talk in any area after 10pm on weekdays and 12 midnight on Fridays/Saturdays. Please clean up after you are done and consider the quiet hours listed. Please put dead cigarettes in the black trash bins outside along the side of the cement wall. Please do not leave butts around the outside. Thank you for your understanding. NO ILLEGAL DRUGS: The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. BACK DOOR: Please be aware when you come in to make sure that the berries that fall off the trees in the driveway and by the back door are not on the bottom of your shoes. They stain the floors. If any are brought in please clean immediately. LIGHTS: Please turn lights off when you leave. Turn the porch light off at checking out. AC/HEATING: The Apartment central air controller is in the hallway. Please keep the left switch turned to “Auto”. DO NOT TURN TO “ON”. You may manually adjust the temperature but the + and – buttons on the control panel. Please turn the heat/AC off when leave the house each day and when you check out. TRASH: Please take all trash generated by your production with you. KITCHEN/PLUMBING: The building is charming but the plumbing is delicate. Please treat it kindly. Inform management about any leaks or stoppages immediately. Please make sure the strainer is covering the drain over the sink. Please Do NOT put food items into the sink and try not to use the garbage disposal. All food should be thrown into the trash, which you must take with you. TOILET Please consult with host on use of toilets, bathrooms and showers. The only thing that should be flushed into the toilet is toilet paper, and please uses it sparingly. Please do not throw any feminine care items, baby/makeup wipes, or paper towels down the toilet. They will cause the plumbing to back up. Please provide a port a potty for larger productions, depending on length of project and number of people. CANDLES AND FIREPLACE: No using the fireplace. We filmed multiple interviews here for our show on Lifetime TV. The space afforded many different looks and rooms for lifestyle b-roll. The day went as scheduled with no unusual delays and was quiet for audio. Our host Angelina was gracious, friendly and super helpful from lunch suggestions to helping us get things back into place. The only downside was the parking as it is LA and can't be avoided, however, the crew didn't seem to mind and found places to park. (no tickets!) I would love to shoot here again and finding Peerspace was a true blessing! Thanks Angelina, hope to work with you again soon.
