A unique rural one-room white wooden church built in 1903 with added living space and attached garage on 2.5 acres with barn and 2 additional separate garages. Property is currently is rough, but usable condition, but is being renovated and will be painted summer 2017. Church is a wonderful open space with huge clear view windows on one side that provide excellent natural light. The clear span church space is approximately 24' x 36' with 12' ceiling and large attic above. The church interior is natural wood with hardwood floors that are being renovated. The church entrance is set back approximately 20' from a well maintained but little used gravel road. Living quarters were appended to the church in 1930. This consists of 3 bedrooms, 2 baths, storage room, a breezeway kitchen that connects to a large garage. The barn is quite weathered, but serviceable and is approximately 100' from the church building. The separate garages are immediately adjacent to the barn. There is an old small potting shed/greenhouse between the barn and the church. Between the structures is a large open space that can be used for parking or out door set construction. There are mature fruit trees on the property. Adjacent to the structure area is approximately 1.4 acres of treed land that is part of the property. This property is located in and surrounded by Adirondack park. Immediately behind the property is a marsh area. The entire area is situated in a heavily wooded area of the Adirondacks in Eastern upstate New York - approximately 15 miles east of the Vermont border. The property is undergoing basic rehabilitation (refurb bathrooms, kitchen and main church area.) You have some flexibility to configure the space to your needs. Eventually, this property will be leased for multiple purposes, including music studio, meeting space, wedding venue etc.
My primary rules are to not leave the property in a degraded state. There is one neighbor on the adjacent property north of this property; his privacy must be respected. I'm flexible on modification needed for your needs, but will need to discuss. Evening/night use will need to be discussed with my neighbor, with possible compensation for his temporary relocation if needed.
