PERMITS & INSURANCE: • A certificate of insurance is required. • NOTE: Peerspace does NOT offer certificates of insurance. • A film permit is usually required. • You may purchase liability insurance @ TheEventHelper.com by contacting: • Melissa Rhoden | email@example.com | (530) 477-6521 SECURITY DEPOSIT & CLEANING: • A minimum $1,000 refundable security deposit is usually required. • Security deposit amount is determined by scope and scale of production. • Security deposit will be refunded at production wrap after a daylight walk-thru with host and production rep. • If damages are incurred, host will only refund security deposit once damage fees are settled thru Peerspace. • A minimum $500 disinfectant cleaning fee is required. • Trash bags that cannot fit into on-site bins must be removed from property, or are subject to a fee of $10 for each trash bag or box. LOCATION: • Located in West Los Angeles; near several freeway exits. • Normally, our space includes a gourmet kitchen, modern styling and amenities, floor-to-ceiling glass walls, four bedrooms, three bathrooms, leafy front and back yards, an artist's studio, and a driveway that accommodates four tandem-parked cars. • Due to Covid-safety, we can only offer downstairs, outside, and one upstairs bathroom. • Designed by architect Neil Denari, our home's been in Vogue, the NY Times, and featured in several TV shows. • Our friendly cat Whiskey may be drop by during production. PARKING: • Please be mindful of street parking signs to avoid parking tickets. • Street-cleaning is on Wednesdays and Thursdays between 12-2:30P. Eric was a great host! He was responsive, thoughtful, and flexible. We really enjoyed the space! Overall our experience was very positive. We would recommend the venue to those looking to throw and event.

The venue was beautiful and everything was smooth prior to booking and during booking. Eric and Rhonda were kind and quick to respond with any questions I had. However, during the event, we had issues with the 2 toilets getting clogged. This shouldn't be an issue for smaller parties, but be aware if you have a larger party. Had I know, I would not have booked for 75 guests. My guests were without a bathroom for an hour or so during the party. On top of that, Eric withheld $200 from my security deposit to pay for the plumbing issue which was pre-existing. Overall, beautiful venue and my guests had a great time, but would not book again.

Eric and Rhonda were absolutely amazing! They were so accommodating and responds very quickly. The space is stunning and is perfect for a modern artistic vibe. I would 1000% recommend this gem and will definitely be renting this space again.
