Please do not park in front of the Neighbors House, they will have your car ticketed and towed. Parking is limited to our driveway and Two - Three additional spots directly in front of our house. No major noise issues reported by past shoots. We are close to a main street so sometimes you do hear normal sounds such as First Responder's Sirens.

Stairs

Loading trucks must be moved when not loading or unloading unless a permit has been issued by FilmLA allowing such.

Past Shoots have used different rooms as their green room. There are rooms that get used the majority of the time as the make up room or wardrobe room.

There are two rooms which are not pictured on the listing as they are off-limits.

We have a Site Rep on site who will assist with resetting the circuit breakers if necessary.

We want you to have a wonderful experience, and will do our best to accommodate you, therefore if you have any questions about the below information, please do not hesitate to ask. **MUSIC VIDEOS - Allowed Only on Case by Case Basis Depending on Footprint NUMBER OF GUESTS/PRICING: For everyone’s safety and protection, we are very strict with the headcount, and there will always be an On-Site Rep, who will confirm the total number of guests and enforce all rules. Guest pricing is based on the total number of guests throughout the entire day, and not on a rotation of individuals, as all guests are required to fill out a COVID-19/Release form beforehand. **Please note that if on the day of your shoot, there are more Guests then what was discussed/approved, the shoot may be terminated. In addition, there will be a penalty charge of $25 per hour per person on top of the higher tier pricing which will be due. Therefore, please make sure we are all on the same page in advance on the total number of attendees, and we thank you for your understanding. SAFETY/COVID-19/RELEASE FORMS: All Individuals will be required to read, sign and comply with all of the requirements of this form prior to entering the home. This form will be emailed to you ahead of time, so you have the opportunity to review and ask any questions ahead of time. Anyone who does not have a signed form will not be allowed to enter. Anyone who acts in an unsafe manner at any time during the shoot or does not follow our House Rules will be immediately removed and all production will be stopped until the person has left. DEPOSIT REQUIRED: There is a required deposit of $2,000. Please have this ready on the day of the shoot to give to the host prior to starting your shoot. Depending on the number of guests, areas used, etc. the deposit may be held for up to 48 hours in order to complete a thorough walk through. As you can see by our reviews, we are very fair. INSURANCE: Guests must provide a certificate of insurance with a minimum of 1 million dollars, and list the host as additional insured. (**If necessary, Peerspace offers https://thimble.com/peerspace or https://www.theeventhelper.com/partner/Peerspace) VALID PERMIT REQUIRED (If applicable): Obtaining the permit is your responsibility, and if your production is shut down by the City, or any fines assessed, we are not responsible, and there will not be a refund unfortunately. UPSTAIRS/WHITE CARPET: Upstairs - Only the Master Bedroom, Master Bath (pictured) and Hallway are available. As we have white carpets, we require all guests to remove their shoes and/or booties/shoe covers must be worn to protect the carpet. For larger productions we require plastic wrapping. Thank you in advance for your understanding. PARKING: Please do not park in front of the Neighbor's House(s), as it is against the Film LA Policy, and our neighbors will call the Police, which will result in the production being terminated and tickets issued. Please ensure all of your team members are aware of this strict rule as production may be stopped until this issue is resolved. Parking is limited to Three to Four vehicles, if you require additional parking, please ask in advance. **Please note Vans or Trucks may not be parked in the driveway. CLEANING/MAKE UP ARTISTS/HAIR STYLISTS: We will clean and disinfect the home prior to your shoot, and kindly ask that you please leave our Home in the condition that it was when you arrived. Please ensure Make Up Artists and/or Hair Stylists bring protective covers/mats/towels to protect our floors and counter tops. **No Hair Cuts allowed. It is extremely difficult to clean hair off of our floors, and anyone violating this rule will be charged an additional $500 cleaning fee, which we would prefer to avoid, so please respect this rule and advise your Hair Stylists of this rule. ROOF ACCESS: Roof access is not allowed, please let us know if you have any questions or concerns prior to submitting a request. SUPPLIES: We kindly ask that you please bring all of your own supplies (Trash Bags, paper plates, plastic silverware, cups, etc.) and any Props (Towels, Bedding etc.) that you plan on using in your shoot. PET POLICY: No pets allowed (*If part of the production, please inquire in advance for approval and for additional pricing/deposit) BATHTUB USE: Please note, only water may be used in the bathtub and no flowers may be placed in the tub due to previous shoots causing the drain to be clogged. You may use certain props, such as certain floating decorations, as long as they are presented and approved in advance. **Please ensure you bring several towels to protect the marble as it will get stained otherwise. FOOD & DRINK SET UP/AREAS: Due to the Coronavirus, our requirements have been updated. All Food and Drinks must be consumed Outside in the Backyard. We apologize, but Kitchen Appliances may not be utilized. STRICT NO SMOKING/VAPES/DRUGS/OR ALCOHOL RULE: No smoking, vapes, drugs or alcohol allowed. **If this rule is violated there will be a $500 Penalty Fee per incident with the possibility of the shoot being terminated. NO ADULT FILMING/NUDITY: This is a Strict Rule, if you have any questions regarding this, please ensure to ask prior to submitting a request. Please note, if this rule is not followed, the shoot will be terminated immediately. SETUP & CLEANING TIME & WALK THROUGH: Setup and cleanup time must be within your hours booked. Depending on the size of your shoot, all photographs, filming etc. must be finished at least 30 minutes prior to the end of your booking. For larger productions/footprints, please allow yourself more time. Your end time is considered when the Walk Through has been completed and the last person leaves the property. If this extends past your booking time, you will be charged overtime accordingly. **Please note this includes loading/unloading of equipment in the front of the home. OVERTIME: If you believe you may go over the booked time, we kindly ask for a projected timeline. Overtime is calculated at 1.5 times the hourly rate, and is billed in 30-minute Increments. MOVING FURNITURE: All moving of furniture requests must be made and approved prior to your shoot. Unfortunately, due to past shoots damaging our very expensive furniture, some larger/expensive items may not be moved. So please be very specific as to what item(s) you would like to move and where you would like to move them too in your request. All furniture that was approved to be moved, must be returned in the same manner. **On the day of the shoot, the Site Rep must be notified anytime an object/furniture is going to be moved and present to Supervise. USE OF SPACE ONLY PERMITTED FOR BOOKED GUEST (NO PERSONAL SIDE SHOOTS): The space is rented out by the individual booking the shoot. For everyone's safety and to protect our home, personal side shoots (such as video or photos for social media etc) are not permitted. TRASH: Trash must be taken out at the end of your booking, and 1 bag may be placed in the outdoor bins. If there is more than one bag, we ask you to please take the remaining trash with you, to also allow space for other shoots. Raccoon’s love left over trash, our neighbors do not. NOISE: Please keep music at a moderate level, and mind our neighbors. ELECTRICITY: Must use Generator, or battery pack when using high energy consuming equipment, otherwise there will be a $150 Electricity Fee. SITE REP: The Site Rep’s responsibilities are to ensure all rules are being followed and to protect the home, therefore they will be present during the entire booking and will have access to all areas during the shoot. For shoots with 15 people or less, the host will act as a Site Rep. For shoots with 16 or more people, there will be a Site Rep Fee of $25 per hour. **Depending on the number of hours, this fee may be discounted, please inquire at the time of booking. OVERNIGHT STORAGE: If you are booking our home for multiple days, please inquire about the Storage Fee and Release Forms required prior to submitting your request. DELIVERIES: If you plan on having anything delivered to the home, please obtain approval prior too. **DAMAGE/DISHONESTY FEE: We understand accidents happen, and require all guests to immediately notify us if anything is damaged. We will conduct a walk-through prior to and at the completion of the booking. If an item is damaged and not reported immediately, or there is an attempt to conceal the damage, we will charge a $5,000 dishonesty fee in addition to the cost of replacement or repair to the damaged item. This fee is per item. We are honest and understanding people, and implement this fee only to encourage honesty. RESPONSIBILITY: Please note that by submitting a booking you agree to indemnify and hold harmless the host and all affiliates from any and all liabilities, claims, damages, costs, expenses, and lawsuits. TERMINATION OF SHOOT/PRODUCTION: As a last resort, if any of the rules are not followed, we will bring the matter to your attention, and if the rules are still not adhered too, we reserve the right to terminate your shoot immediately without any refunds.
