This is a one of a kind gorgeously diffused toplight composed of 30 programmable LiteGear LiteTiles through a 28'x28' truss of Magic-Cloth from The Rag Place above a newly upgraded 1400ft² two wall white cyclorama. No more wasting hours and thousands of dollars on rigging, we did all the hard work so you can get straight to shooting. Just dial in the exact color temperature and brightness of each tile via DMX - all in our comfortable 6,180 square foot air conditioned film studio, complete with ample support rooms, private parking, 495 amps of power, and more! The other side is open warehouse space with black walls and a lighting grid. A perfect black box for you to build what you want. Having both the LightCube and BlackBox side by side allows for easy access to a diverse range of looks and setups. The space is great as a film studio, video studio, photo studio or warehouse location. HAIR AND MAKEUP: We have a dedicated Hair and Makeup room with it's own bathroom, and with a separate changing room. There is also a second makeup table out on the stage. NATURAL LIGHT: We have no windows on the stage, but there is a roll up garage door. Are all areas of the space accessible for production purposes (including the exterior) The parking lot may only be used outside of normal working hours (on the weekends, or after 7pm on week days), to respect our neighbors. Access to storage loft is strictly prohibited. For access please see Studio Manager. SOUND: We are located away from homes in an industrial area and have successfully filmed commercials, t.v. shows, interviews and features with dialogue, even without sound proofing. We get an occasional jet, but our clients still consider us a great space for filming clean dialogue, proven by their repeat business for interview projects. SITE REP: An on-site manager will be present during the booking.
MAXIMUM GUESTS/LARGE PRODUCTION IMPACT FEE: For Productions over 15 people we add a $500 Large Production Impact fee. This covers trash, cleaning, electric, gear sponsors, etc. OVERTIME: A Full Day is considered 1-12 hours, anything over 12 hours is considered overtime. Over time is $200/hour. ($150/hr OT + $50/hr Site Rep OT Fee). CERTIFICATE OF INSURANCE: You will be asked to provide a Certificate of Insurance that adds us as additionally insured. This is to cover any damage to the property or to rented equipment. The Producer is responsible for all Workman's Compensation and Production Insurance. CLEANING: Trash must be removed from stage, kitchen area, offices, makeup rooms, etc. At the end of each day. All areas of use must be cleaned and brought back to its original condition at the end of production, otherwise Management may charge a cleaning fee of $75.00. Renter agrees to leave stage broom clean, free of trash and otherwise “as received” on final day. All tape must be removed from floor. Strike must be completed in time allotted. TRASH: We provide a dumpster at no cost as a courtesy to our clients (Large dumpster just outside our garage door). This dumpster is for “everyday” trash. No construction materials may be disposed of in this dumpster. It is the Clients responsibility to properly dispose of their construction debris. Clients disposing of construction debris in dumpster will be billed $150.00. PARKING: There are 8 dedicated and gated parking spots for 8 cars or 3 cars and 2 24ft trucks. No exceptions. Street parking is available with some restrictions. Some additional parking available for rental at $20/day/spot. Requires at least 72 hours notice. SMOKING: There is no smoking or vaping at any time on the set or in the production offices, this includes e-cigarettes. Smokers may smoke in area designated in front of the studio. Must dispose of cigarette butts in designated containers. Failure to do so will result in a $75.00 cleanup fee. ADULT CONTENT: Adult Content Shoots are NOT permitted at this location. ANIMALS: No animals allowed on the set or in the production offices without prior written approval from management. No exceptions. (A cleaning fee may apply) PROTOCOL & POLICIES No pictures, furniture, plants, etc. may be removed or used as production props from the lobby or offices without consent of the Studio Manager. Any damage, abuse or theft of property belonging to Property will be charged to Renter. Access to storage loft is strictly prohibited. For access please see Studio Manager. CYC: Cyclorama and floor must be kept in good condition as approved by the management. Renter shall not, without prior written consent from Management, make any alterations to Stage, cyc, floor or walls. As a condition to grant consent, Management may require Renter to remove such alterations and restore premises to prior condition. No ram setting or drilling into Stage floors. Do not nail, staple, glue or tape anything to cyc walls. No tape shall be used on cyc floor except low tack “Blue Painter’s Tape” or camera marks. The Cyc wall is pristine white and the floor is not. If stage floor needs to be pristine white please inform host at booking. Cyc walls and floor may be painted other colors, but must be returned to white. Cyc must be clean and undamaged at the end of rental. All painting must be arranged by Management. Painting charged per quotation. Use of spray paint/spray equipment is not allowed on Stage without prior written consent. OVERNIGHT STORAGE: Overnight storage is not generally allowed, except in the case of a consecutive-multi-day booking. For consecutive-multi-day bookings the renter may store sets, props, equipment overnight and indoors as long as they have booked the following day. All scheduling MUST go through the Studio Manager’s office. HAZE: Only water based fog and haze machines are allowed to be used. SPECIAL EFFECT: Use of pyrotechnics, including but not limited to flash pots, spark hits, and open flames is strictly prohibited. Clients who wish to use any special effects that simulate fire and/or present a fire risk must apply for the proper permits, employ the proper safety precautions and obtain written consent of the Studio Manager. Effects including but not limited to dry snow, glitter confetti, fake blood, fake vomit and any and all other materials that may pose a risk of permanent damage or staining may be used only with prior written consent of the Studio Manager. It is the clients responsibility to notify the Studio Manager of its inclusion. Clients using any of the above items may be required to submit and additional cleaning fee. Any Client that does not notify the Studio Manager to the use of any of the above mentioned items and is discovered to be using or having been used will be automatically assessed $500.00 plus any fees associated with repaint, re-upholster or re-conditioning of the facility due to the damaged caused by said use.
Guests may cancel their Booking until 30 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 7 days before the Event start time are not refundable. Learn more
