An abandoned 1970s vintage apartment just 9 miles east of Downtown LA. Grungy wall paper, stained carpets and yellowing walls are ready for you and your crew to take over and make your very own! This location features a vintage kitchen, living room, bedroom, two bathrooms and a central, enclosed atrium where lights can be placed for all four rooms and all sun light can be easily controlled. Managed by filmmakers for filmmakers! Fast response times, easy scouting and knowledgeable, film-friendly site-reps. --Cleaning Fee-- Please note, our cleaning fee is high due to our required on site management team that must be present during every shoot. A portion of this fee is used for general maintenance of the apartment but please expect there to be a reasonable level of grunge, stains, grime and some clutter due to the ageing and "abandoned" nature/vibe of the location. It will not be spotless and that's on purpose. --Overtime Policy-- Please note: Peerspace's policy is to charge 1.5x overtime for any hours outside your booking. If you go one hour over and paid $100/hr, that hour would be $150! As a location, it's very important to us that we have an accurate idea of the exact number of hours you intend to book. If you contact us up to 24hrs in advance we will be happy to extend your booking hours at the base rate to avoid the higher overtime rate. Otherwise, overtime will be billed at 1.5x your booking rate. --Scouting-- We are open for location scouting between 9am and 2pm Monday through Friday by appointment only. Off hours scouting subject to availability and additional charges may apply. --Furnishings-- While we try to keep a handful of small items around the space for productions to use, please consider the space unfurnished. Currently the speakers in the living room are in storage as most shoots don't use them, but they can be setup with advance notice. If you don't see it on your scout it's not included with the rental! --Wallpaper-- We highly encourage productions to come scout our location. The wallpaper is in a constant state of change from production to production due to wear and tear and its current state may not match the pictures above! Perfect space for music videos and vintage short/feature films. The central enclosed atrium allows for easy placement of motivated lighting for all three rooms and full control over sunlight. --New Cleaning Policy-- We listen to your feedback! New cleaning policies have entered into effect as of 05/06/22 including a stream-lining/re-organization of our courtesy props, a full steam-cleaning of our carpeted areas, and touch ups to our walls and wallpaper. While the apartment is meant to be grungy and worn out, we do want it to be a safe, sanitary and pleasant experience for you and your clients. To help us maintain our building we ask shoots to abide by the following new rules: 1. The Warehouse door must remain closed at all times except for load in and load out 2. Courtesy props must be returned to the appropriate bins on completion of the project. 3. All courtesy furniture must be returned where it was found at the end of your shoot.

Overtime: Any hours past your booking is billed at 1.5x Hourly Rate No adult filming No pets No cooking No alcohol No nails in the bathroom wallpaper (teal striped) this will be billed as damage to wallpaper No staple guns or wood screws in ANY walls No painting without permission Use of restroom(s) for a crew of 15 people or less is allowed Rental of the upstairs apartment includes access to only the apartment set, shared use of the breakroom and the garage as well as the downstairs restrooms. Additional holding areas may be rented - please message us to discuss. Absolutely no smoking inside or in the apartment atrium without prior permission (only granted for in-scene use). We will charge a $200 fine if we discover any remnants of smoking after your shoot (cigarette smell, butts, ashes etc.). The only props available to production are the ones currently found in the apartment set as it stands. Mainly bed, bed frame, lamps, misc. kitchenware and closet items etc. Prop condition and location are not guaranteed. Due to the high volume of shoots, props and furnishings will likely move around between the time you scout and when you shoot. We are happy to move props around to fit your needs in advance of your production (2 days notice required) but will not reimburse time spent by your production moving props around. Any permanent damage to the apartment or included property will result in a repair fee being billed to your credit card on file. The booking time will start the moment you enter the building and will finish when the last member of your crew exits the building for the final time. By default there are approximately 15 parking spaces behind and around the side of the building. Currently the showers and bathtub do not work. Sink and bathrooms do work. The sliding glass door in the bedroom is alarmed and should not be opened all the way because it will damage the alarm sensor. ANY damage to wall paper (rips, tears, removal, stains) will result in your production purchasing us new roll wallpaper (estimated $100-$200 per roll). The best way to put up additional wallpaper is to use double sided tape on three places along the wall. Overlapping your wallpaper and ours in a destructive way will result in your production purchasing us a new roll at cost (est. $85/roll due to authentic vintage nature). You must return the apartment to its original condition before leaving, including removal of all your trash, litter, debris, tape marks etc. and replacing all used props back in the prop storage room or you will be charged an additional "site restoration" fee. If for any reason your shoot delays a subsequent shoot (eg. refusal to leave on time, lack of clean space etc.), you will be responsible and agree to pay the overtime and any other fees incurred by the subsequent shoot by the delay.
