Free street parking

There is typically plenty of street parking on 29th Street directly in front of our building. Do note that there is street parking on one side on Thursdays and on the other side on Fridays. Please let us know if you need any help with regard to parking.

We have 4 large south facing windows. If needed, renters can cover the windows as needed. We currently have shades that go up and down that block some of the light. Renters who need full black out bring gear to black out the windows.

Generally speaking, our space is very quiet. We have had many renters use our space for video and audio recording without a problem.

Ground Floor

Loading and unloading are fairly easy since we are located on the ground floor. The door into the building and the door into our unit are both extra large doors. You can easily roll your gear in and out.

Front guest room.

Our bedroom is off limits unless specifically arranged with the owners. We are open to allowing use of our bedroom if needed, but generally speaking it is off limits.

Circuit breaker is located in the front coat closet behind the door.

IMPORTANT RULES: 1. Keep the front door to our unit closed at all times except for coming and going. 2. All people and equipment must remain inside of the unit. (ABSOLUTELY NO using the common space outside of our unit). 3. When coming and going, please keep noise to a minimum. 4. When you arrive, please contact Sarah at 510-684-2175. If you are unable to reach Sarah, please contact Katy at 510-575-8881. We maintain the right to be on location for the entirety or portion of the rental, to ensure the success of the rental and also for maintaining the rules and regulations of the building. Availability 7:00am-11:00pm 7 days a week. All booking start and end times are inclusive of set up and tear down time. Food & Beverage/Catering {for events only] Food and beverages and/or catering are welcome. If you are not using a catering service, but are bringing food we require a Specialty Event Insurance Liability waiver with Host listed as an Additional Insured. You can find this online or through your current insurance renters/homeowners policy. Kitchen Use All dishes and cooking supplies are available for guests use, including plates, glasses and silverware. NO ALCOHOL can be consumed onsite unless cleared prior to the rental. Garbage, Recycling & Composting The is NO garbage disposal. Under the sink are bins for all three types of waste and ask that you organize accordingly. Decorations & Displays PRIOR to any moving of furniture or items, please take photos so you can return the unit back to the original condition. Every effort will be made to allow the renter to prepare decorations and design reflecting their vision. However, we reserve the right as to whether or not to approve for you to rearrange or move any furnishings, including, but not limited to, artwork, lamps, antiques or seating, upon prior arrangement. All displays and decorations proposed by the Client are subject to approval. The Client is responsible for removing all displays and decorations after the rental. No nails, screws, staples or penetrating items are to be used on our walls or floors. No glitter or foil (non-paper) confetti is allowed on site. Any damage will be charged after your event. Extra cleaning fees may apply for decorations not approved by us prior to the event date. Noise: The unit is in a dual residential and commercial-rated building. This means people live here full-time. Our space is NOT the space for large raves, techno parties or loud noise at any time. We have a hard stop of loud noise of any kind at 9:00pm. We now have a fine of $1000 for noise complaints after 9:00pm. When we reference noise, we are speaking about inside our space but even more importantly, the hallways of the building and outside, surrounding the building. Conduct: There is absolutely no drug use or smoking of any kind tolerated on premises or within 25 feet of the building including loitering or congregating outside on the sidewalk at any time during your rental period. Disparaging remarks or any type of physical violence will not be tolerated and will be cause for immediate expulsion. Renter and guests shall use the premises in a considerate manner at all times. Conduct deemed disorderly shall be grounds for immediate expulsion from the premises and conclusion of the rental period. In such cases no refund will be issued. Security Camera There is a security camera on the premises at all times. The camera may not be covered or turned off at any time. This is used for insurance purposes only but can be monitored at any time. Lost and Found We take no responsibility for personal effects and possessions left on premises during or after any rental. We do maintain a lost and found and will hold recovered items up to 15 days. Every attempt will be made to return any recovered item to its rightful owner.

Please take photos of the space so that you can put it back as it. You can move pretty much anything except for the bookshelves that are screwed into the wall.
