About the Space

Space & Location: This spacious Working Studio Loft is conveniently located just South of the Arts District and East of the Fashion District. The space is an Artist’s Live/Work studio dream on the third floor of a converted Furniture Factory with exposed brick, large industrial windows, north facing skylights and the original hardwood floors. Boasting a unique and rare feature, the loft has a 1,500 square foot Private Rooftop Terrace with Skyline Views of DTLA. There is great ambient, indirect and direct light changing throughout the day in the loft, along with a fantastic opportunity for beautiful Sunset Views of the DTLA skyline from the terrace. Interior: The main space is a 2,000 square foot open floor plan with 12-20 foot bifold ceilings, exposed wood posts and beams, north facing skylights throughout and glass industrial windows which provide incredible natural light. The main space also has a wood-burning fireplace, full and complete kitchen, laundry room and a large bathroom. There is also track lighting throughout the space. The entry to the split-level 300 square foot bedroom/sleeping area is 5 steps up through an 8 x 8 foot opening in the 60 foot long exposed brick wall. The very bright bedroom has a large pitched skylight well in the center of the room with Maple floors and two doors, one an 8 x 8 foot sliding glass door, both of which open to the Rooftop Terrace. Private Rooftop Terrace: The 1,500 square foot Terrace, accessed through the bedroom doors, provides impeccable Skyline Views of the Downtown area of Los Angeles through tall mature Palm Trees. Sunsets are always spectacular! The terrace has been upgraded with new composite-wood decking, a variety of beautiful potted plants, herbs, and succulents. Outdoor furniture includes a table and chairs to seat 6, a teak bench for two, a grey wicker L-shaped sofa that seats 6-8 , two grey Sunbrella umbrellas and steel coffee tables. All of the furniture can be moved around, but most of the planters cannot be moved. This space is ideal for breaks for talent and crew and/or catering on the rooftop. Building: The Loft building has a gated parking lot for temporary parking for Load-in and Load-out with easy access to a large freight elevator available for transferring production equipment to the space. The loft is also fully wheelchair accessible. There is one parking space that can be used inside the gated lot – all other vehicles must be parked on the street. There is plenty of free parking on Long Beach Ave and 14th Street. Use: The space is ideal for Photo Shoots, small Indie Film Productions and Music Videos. It could also serve as a great location for small Lectures, Workshops or Meetings. The Main Space is used as a working artist painting/photography studio with minimal live and work furniture, including a large rolling palette table and two five-foot square tables on casters for easily moving around the space. There are a couple high desks, a long kitchen table with vintage bar stools and a living room setup with sofa and coffee tables. All the furniture can be moved, but not taken out of the space. Area: The building is located on the corner of 14th Street and Long Beach Avenue. There is a Starbucks around the corner on 14th and Alameda, a Smart & Final around the corner on Compton Ave and is walking distance to The Row. The Arts District is very close by, with many great restaurants that will deliver.
