Suburban Two Story House with Pool

Brightest times of the day are early morning and afternoon. We have 22 foot tall ceilings in the entry way with windows just as tall. Production has been able to block out all exterior light but taping off those windows.

You can hear neighbors but we are on a cul-de-sac not a busy street, our neighbors are also pretty quite for the most part. We have two AC units one of which is moderately loud the other is very quite.

Stairs, Ground Floor

You will have access to the front door and side gate to access the backyard if need. Loading trucks may be parked in the two spaces provided in the driveway. Additional parking needs can be discussed ahead of time.

The master bedroom and guest bedroom upstairs.

Two rooms are occupied and will be pointed out ahead of time.

Overtime Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated by 10:00 pm and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Cleaning/Damages Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. No nails, screws, staples or penetrating items should be used on the walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. No smoking inside the house, there is a designed area outside in the backyard where smoking may take place. We charge guests a minimum of $250 if there is evidence that smoking has taken place inside the house. No drugs allowed on the property. No candles are to be lit inside the house, no open flames at all. If drinking is done on the premise your insurance policy must include coverage for this. No under age drinking is permitted. Noise No outdoor amplified music. Music, noise levels, etc. may not be heard beyond the property line. All events must be over and cleaned up by 10 p.m. due to neighborhood noise curfews. Parties Full disclosure of your intentions must be made in advance. Must have insurance that includes coverage for this. May be required to hire a licensed bartender and you must supply designated drivers or use Uber/ Lyft service for any guests who have been drinking. Trash Your rate includes a cleaning fee for normal wear and tear. We ask that you remove all trash and place it in the designated trash bins. Dishes should be rinsed first and placed in dishwasher. -No glass in the pool Permits Please note production is responsible for acquiring all film permits needed for filming and the house will not be responsible if filming is shut down due to lack of permitting. .
