Why book a hotel event room with 4 boring walls when you can have panoramic views of Phoenix from the Superstitions to the Estrellas? This Estate features over 2000 square feet of covered patio, and another 1000+ of uncovered backyard space for your use! Watch the unmatched cotton-candy Arizona sunset, the airplanes fly in and out of Phoenix Sky Harbor, the peaceful calm that is the city from a distance. Designed for large-scale entertaining and incredible pictures, the patio space features ample seating with options for TV, fire pit, additional pool and spa lighting, stereo surround sound, misters, fountain/waterfall feature, and much more! RENTAL RATES AND SPECIFICS Please note this ad is specifically for our exteriors only, pool and spa NOT INCLUDED. Your guests will have access to an (interior, access from outside) bathroom as well. The rates for parties ($200/hr for up to 40 people), include your use of tables (white linens included, though other options available) and chairs. The rates and time minimums differ for photo shoots, please inquire for those details. Just ask to see our full rental list for any additional decoration items you may want to use for your space should you be interested; items such as charger plates, wood table cloths for a rustic feel, table runners, etc. Condition: The Renter agrees to accept the facility in its "as-is" condition. Rental Times: 1) The location is available between the hours of 10am and 10pm with prior agreement. All rentals adhere to the specified dates and times and are not to exceed 12 hours in a single day. 2) If your event runs longer than the original agreed upon time, overtime will be charged at 1.5 times the base rate for the first 2 hours over the agreed upon time, and 2 times the base rate for any hour or fraction thereof beyond. 3) You are responsible for costs incurred if the host is not able to prep the location in time for the following day's start time due to your overstay. Rates Schedule: Hourly Rate: Hourly Rate is based on the total number of people on site during your event. Setup and Cleanup Time: All rentals must include at least one hour for setup and one hour for cleanup in the request. Exterior Upper Patio only: The hourly rate is $200/hr for up to 40 people. For every 5 people above and beyond the first 40, add $25/hr. This does not include your staff, please contact with details. The 4 hours minimum includes set up and breakdown/clean up. Please do not hesitate to schedule a site visit, we do showings by appointment. Please let us know what works for you. First site visit is included as a courtesy, additional site visits are pending successful booking of the property. We kindly ask that you please bring all of your own supplies (paper plates, flatware, toilet paper, utensils, trash bags, etc.) and any cookware you plan on using, though we do have rental options should that be an interest. For workshops and retreats we have a large screen TV with an HDMI cord for connecting computers for presentations. Trash: We have limited bins available for trash and cannot store any outside of them. Therefore, any additional must be taken out at the end of your booking. Please do not use our dumpsters to dispose of your trash. We charge $15 for each bag of your trash that is left onsite. Please message to discuss logistics. Pet policy: No pets allowed. If part of an event, please inquire for additional pricing/deposit. Electricity Fee: You must bring a generator or battery pack when using high energy consuming equipment, otherwise there will be an electricity fee. ***FAQ*** Insurance required? Yes! Certificate of Insurance (COI) required for every rental. Deposit required? No with COI. Otherwise, $200 damage deposit required. Drones allowed? Yes, on property only. Trailers allowed? Depends. For example a food trailer is allowed. Pets allowed? No. Children allowed? Yes, we are family friendly. However please note there is a pool down below. It is our recommendation that you hire a lifeguard in the event a child sneaks down to the pool area. Who is appropriate to use this space? We are everyone friendly! Just come and enjoy yourself and the views the Valley has to offer! Generator allowed? Yes. Pool usage? No, not at this time. Grill usage? Yes, you can use our outdoor grill and kitchen, but we charge $100/event for its usage. And it needs to be thoroughly cleaned when finished. Smoking allowed? Yes, if outside, in a designated area. Furniture/wall art movement allowed? Depends, coordination required with on-site manager. Cellular network reception? Limited/spotty depending on the carrier and location on the property, but usually not too bad. Noise restrictions? No, but we ask for consideration and limit excessive noise. Fire pit usage? Gas fire pit available and we charge $100 per 2 hours for its usage. Outdoor heaters? Yes, we have 2 for your use ($65/hr). Please let us know if you'd like to use them in advance. Misters Usage (all around the patio for heat control)? Misters are available and we charge $100 per 2 hours for its usage. Patio is fully accessible by wheelchair; there are no stairs. What is the noise like in your area? Very quiet, aside from some intermittent traffic noise during "rush hour". Square Footage: 3000+ There will always be managers on-site during bookings! What are the parking and loading zones? Up to 2 parking spots off-street, and unlimited gravel/street parking. If booking multiple days, can I leave my equipment set up overnight? Absolutely with prior arrangement! However, we cannot be held liable for any damage due to weather conditions, etc.

Guests may cancel their Booking until 90 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 90 days and 14 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 14 days before the Event start time are not refundable. Learn more
