SETUP & WRAP TIME: Rental start and end times are *INCLUSIVE* of set up and clean up. Please plan your schedule accordingly. Trash bags will be left for your convenience. Please consolidate trash into one place. SMOKING: No Smoking anywhere on premises. ALCOHOL: California State laws and restrictions apply. Host Liquor insurance coverage or licensed caterer required. Beer and wine only. No hard alcohol. No alcohol sales. CLEANING: Mandatory cleaning fee @ $150./PER DAY. Please plan your budget accordingly. No dogs or pets. RESTRICTIONS: • No nails, screws, staples or penetrating items may be used to attach or affix anything to the building or surrounding structures or landscaping. • Tape or gummed backed materials must be properly removed and any wall damage will be billed to Guest.** • No glitter or foil (non-paper) confetti is allowed on site. • No sparklers, Roman candles, or fire producing gags or effects. • No color bombs, smoke bombs, smoke machines or other 'atmosphere' creating devices. • No incense, aerosols, or odor creating chemicals. • No facepaints, hand paints/stains, or other messy artistic activities. In the event of Excessive Soiling or Abuse of studio, the Guest will automatically be billed a $300 'deep cleaning fee' + any repair costs. DOOR MANAGEMENT: Please ensure back gate is locked after each guest arrives. EARLY DROP OFFS & LATE PICKUPS: Early drop offs of food, beverages, equipment or other, day/s before or after the rental - $75./per scheduled appointment. PETS: Dogs or pets. $150./per animal will be automatically billed to the Guest. Please notify your guests not to bring their pets*. Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. This is a beautiful spot indoors and out, just like the pictures. We used it for a photoshoot and found 7 different, gorgeous spots to shoot. Working with Bradley was amazing. He was very responsive and made sure everything was great for us on the day of the shoot without hovering. I highly recommend this space!

Bradley's place and, most importantly, service were amazing. Bradley had an extremely quick response time even as we booked within one day. We had a leads offsite here, and really enjoyed the whiteboard wall, the post-it pad, and really just overall nice place. This space was one of the most beautiful lush green outdoor spaces I've ever encountered in San Francisco. Upon arrival to the wooden door surrounded by greenery, we already knew that something wondrous lurked behind the coded lock. Once unlocked, I gasped at how green and beautiful the space was! Instantly, you are transported to an exotic Caribbean jungle. In this case we chose Jamaica and by the end of our booking, no one wanted to leave. Bradley and his Partner are more than accommodating, kind and very welcoming. It's easy to feel uneasy in someone else's space but for the time allotted, we were allowed to create and shoot in a very relaxing beautiful scene. Our photoshoot theme fit perfectly with the Island vibes that the space provided. I could go on and on and on and on! I would not hesitate to book again.
