By booking this space, you are agreeing to comply with all of the rules listed below. 1. Booked Hours Booked hours must include load-in/load-out, set up, and tear-down. 2. Contact When inquiring about the space, please include a brief summary of how you plan to use the space, the total number of crew/talent/guests, and equipment/setup/props you will be bringing, as well as any other special needs or questions. 3. Scouting/visits Prior to booking, one initial scout/visit of no longer than 15 minutes may be arranged. An additional scout/visit may be arranged once a booking is approved. All scouts/visits are subject to availability and are subject to re-scheduling. 4. Rates Posted rates apply to regular business hours which are Monday – Friday 9:30 am to 5 pm. Sunday 10:30-5pm. Production overtime is available from 5pm to 9:30 am with an additional $40/hour fee for management. No refunds for any unused time. 5. Security Deposit Depending on the size of your production/event and equipment we may require a refundable security damage deposit due at least 7 calendar days prior to the production or event. Deposits begin at $1000. 6. Overtime Fees Crew/talent/guests, and equipment must be out of the studio by the end of your booked hours to avoid overtime charges. Charges will be deducted from your security damage deposit or billed via Peerspace within 72 hours. 7. Elevator Usage All all equipment must be loaded-in and loaded-out via the freight elevator. Freight is prohibited in the passenger elevators. Due to the sensitivity of the elevators, elevators may not be held up for longer than a couple minutes. Freight elevator is shared among all tenants, it is on a first come first served basis. The freight elevator is accessible via the alley located on the right/west side of the building. 8. Permits & Insurance It is the renter’s responsibility to be in compliance with all the applicable city and state permits. Productions should obtain a permit via FilmLA. Productions will be asked to provide proof of Liability Insurance. 9. Prohibited Items The following items are prohibited: Feathers, glitter, confetti, sand, wedding rice, flour, paint, aerosol spray cans, fireworks, weapons, small particle items that are difficult to clean, non-water based fog machines, dance strobe lights, and other items deemed unacceptable by the venue managers (when in doubt, please ask). An additional extensive clean up fee starting at $1000 will be charged for violations to restore the space and for downtime. Drilling holes into the walls, ceiling and doors is prohibited (no screws, hooks or anchors); only 3M command strips (double-sided tape) is allowed on the walls and must be fully removed. No duct tape, only gaffers or painters tape. 10. Alcohol Alcohol and food sales are prohibited. Alcohol usage is prohibited. 11. Music Please ask. 12. Smoking and Illegal Drugs Smoking, vaping, non-prescription drugs are prohibited inside the studio and inside the building including common areas, staircases, and balcony. LAPD/LAFD fines will be charged to the renter. Failure to comply may result in immediate eviction with no refund. A $500 penalty fee will be charged for violations. 13. Equipment Equipment may not be left in common areas of the building. All rentals must be removed immediately post the event or disassembly labor and storage fees will apply. 14. Minors Children are allowed with adult supervision. 15. Animals/pets All animals/pets are prohibited with the exception of service animals with valid permits. 16. Fire Escape Ladder LAFD regulations prohibit the use of the fire escape ladder and balcony for non-emergencies matters. Non-emergency access is strictly prohibited (no lounging, or smoking). LAFD/LAPD fines will be charged to the renter. 17. Security Cameras. Please do not touch, cover or unplug the security cameras. Footage is strictly confidential and recorded 24/7. 18. Property and Furniture Damages Renter is responsible for leaving the space in the same condition as prior to commencement. Damage charges will be deducted from your security damage deposit or billed within 72 hours via Peerspace. 19. SECURITY GUARD FEE (IF APPLICABLE) Depending on size of your production/event we may require you to have security guard(s), typically 1 guard per 25 people. The fee is $40/hour.
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more
