There is a lot of natural light in our house. If it needs to be controlled there is one mobile room divider with opaque canvas to help block light. We recommend the production company bring their own black-out screens.

Our street is relatively quiet. Occasionally a lawn mower from neighboring properties can be heard.

Stairs, Ground Floor

There are 5 small front steps to the main ground floor level. All equipment can either be loaded from the driveway at the back of house or in the front of house. The house is located on a corner lot with plenty of street parking, making loading/unloading easy.

We have many extra rooms that could be used (I.e. bedrooms, den, etc.)

Use of house water and power is an additional cost of $100/hr. (General water use for washing hands and toilet use is included in basic fee).

Rules to rent the space: 1. No Smoking on premises, unless agreed to at time of booking and specific to the production shoot. 2. No Pets or animals allowed on premises, unless agreed to at time of booking and specific to the production shoot. 3. No alcohol allowed on premises, unless agreed to at time of booking and specific to the production shoot. 4. Outside food and non-alcoholic beverages are allowed, including catering, provided the crew picks up all debris and rubbish from the space. 5. Toilet and lavatory use allowed. Paper products provided in the space are free for use by the crew. 6. Shower and Tub use not allowed, unless agreed to at time of booking and specific to the production shoot. 7. Pool use is strictly prohibited, unless agreed to at time of booking and specific to the production shoot. 8. Access to the car garage is limited and dependent on needed use for the production shoot. 9. Absolutely no taping, painting, or modifying the walls of the space, unless agreed to at time of booking and specific to the production shoot. 10. Limited use of Owner materials, equipment, and furniture are allowed, but specific terms must be agreed to at time of booking. 11. All trash and rubbish to be removed from the house. 12. Bookings confirmed via Peerspace will secure the date, and payment process is per Peerspace policy 13. Production must provide proof of insurance prior to shoot (host as co-insured) ***All production permits with city and local enforcement are the responsibility of the production***

We must be named as co-insured on the COI.

When moving furniture, please be careful that nothing gets damaged. There is only one painting in the dining room that cannot be removed from the wall due to the weight and type of wall mount.
