Depending on the type of your event we might require guest insurance - www.theeventhelper.com. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. • Noise levels under 60 decibles at all times • No excessive noise (ie yelling loud music etc) Be respectful of neighbors • Neighborhood quiet hours strictly enforced from 9pm to 9am • Parties, events lack of decorum & disruptive noise will not be tolerated • Guests must be mindful of their noise levels at all times • No glass outside or in pool area • No Smoking anywhere inside or out • Pets are not allowed unless otherwise agreed to in writing & in advance, subject to additional fees and rules • Property is completely farm fenced and pool is not separately fenced there is no lifeguard on duty - Please carefully watch any children present • This is the countryside & you may encounter wildlife, critters, thorns in fields and uneven terrain • All Guests are responsibility of renter • Maximum number of people allowed 30 - any exception requests must be submitted to owner • Tenants must maintain property & all furnishings in good order • Appliances must be used only for purposes intended • Please clean out all trash into designated trash bins prior to check out • Clean up as used. Please clean spills immediately. Only use provided wood floor cleaner Bono - located under sink • A/C thermostat may not be set any lower than 73 degrees & please set at off when windows & doors are open - Lets conserve energy For fire prevention and safety - and to maintain a fresh and healthy environment, this is a strict non-smoking premises. - please do not leave any electrical appliances switched on when they are not in use, or when you are leaving for the day. PLEASE NOTE: No use of pool after it is dark outside. The pool is not separately fenced and has no lights. To avoid accidents: **Children are not allowed near the swimming pool area without an adult actively supervising in the space for safety and acting as the only lifeguard in an emergency. Be aware the pool is not fenced. To avoid injury, no bombing or running in the pool area. No drinking glasses or bottles are to be taken in to the pool area - only plastic items allowed. Owner is not liable for any accidents or negligence.
