Street parking is generally not an issue unless it's a holiday weekend with plenty of spots on our block.

There are 3 skylights, lots of windows, and a 12' glass door in the main living space. The area gets lots of natural light. There are shutters or shades on the window and a curtain on the 12'patio door, but it's not a blackout curtain. The production team will need to bring their own blackout curtains as some have done in the past.

We have double paned windows and solid doors. We are in a residential area so it's fairly quiet, but we do have the occasional loud car/motorcycle come through. Generally though, it's quiet enough for production.

Stairs, Ground Floor

There are steps leading up to the front of the house, or the crew can come in through the alley where there are no stairs.

Yes, they can use the office.

It depends on the production, but any room that's not needed specifically for the shooting will be off-limits. That includes bedrooms, office, play room, etc..

Somebody will always be home during filming so we can flip the breakers as needed.

OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5x times your confirmed hourly rate before any discounts. No discount is applied to overtime. This house is our primary residence - start and end times are strictly enforced. Any end times going 15min past the scheduled end time will begin to accrue extra charges. CLEANING / DAMAGES Cleaning fee is a flat fee of $399. Guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE & DECOR Most furniture can be rearranged based on your offsite needs. Any item that is moved must be replaced prior to the end of your booking time. Any damage caused as a result of furnitue changes will be billed to the credit card on file with Peerspace. All changes will be done under the supervision of the owner or owner's agent. MISCELLANEOUS There is no smoking allowed anywhere on the property. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke. Please inquire about alcohol consumption; additional fees may apply. No drug consumption is allowed. Owner or owner's agent will be present at all times. Rental hours are from 7am to 8pm. Please ask for availability if needed beyond those hours. No animals or pets are allowed during rentals. Please note that there is a small dog that will be in the home and cannot be removed during rentals. Guests must provide additional insurance and valid permits for all vendors. All rental times must include setup and tear-down time; please inquire for details about staffing. Please refer to Peerspace’s Terms and Conditions for all other rules. COVID Precautions All people in the house must wear a mask at all times. Models/Actors may take off masks during shoots, but must be put back on right after. All crew staff must have masks on all the time. This is strictly enforced. HEPA filters are present throughout the home and will be running during rental periods to reduce exposure. Filters can be moved around to be out of the way when needed.

Yes, furniture and most decorations can be moved, with the assistance of the owners. We are flexible, but also want to take care of our items so we prefer to work with the crew to move items. We've done this in past production rentals with no issues.
