2500 SQFT Private residence available for events, film shoots, meetings, and birthday celebrations. Three bedrooms, two bathroom, features a large grand room with long distance views into the kitchen area -- perfect for studio level kitchen photography or commercial shoots. Parking description

There is plenty of FREE off-street parking that can handle more than 100 cars. The furthest away would be a block or so, just a short walk. For larger events, neighbors will be notified so that there is no issue with parking in front of homes. We kindly request you not block driveways.

Lighting description

The space is generally darker with little direct sunlight, which allows for more "studio" control over lighting. Naturally this makes the space moody with pools of light as the existing fixtures are recessed halogen. This also makes it ideal for interview setups because you can splash light in the background and let what you don't want to see fall into darkness or out of focus.

Space is soundproof

Ambient noise description

The walls are very thick so indoors is generally quiet. Outside you do have the typical neighborhood noise, birds, dogs and landscapers. All of those can be addressed, as I know all of my neighbors and if a shoot is scheduled with enough advance notice I can ask them to keep the dogs inside and reschedule the landscapers. AC is virtually silent, but for special recording all appliances can be shut off by the site representative.

Equipment loading description

There is loading available through the back alleyway as well as front side gate or through the very large front door entry which is double width. I also have layout board and furniture pads to protect the floors that you can put down to minimize the potential for damage charges.

Staging area is available

The master suite with double vanity can be rented additionally which is perfect for makeup, hair and wardrobe.

Some rooms are off-limits for shooting

The occupied bedrooms. Arrangements can be made to buyout those spaces as well.

Shooting the exterior of the building is allowed

Electrical system description

Generally 15 -20 Amp outlets with 120v. There is also 30 Amp where the large appliances plug in. The backyard has a wall that you can run putt-putts or small quiet generators on the other side to reduce noise. Arizona Equipment rentals is 5 min away and has all those units for rent.

General Rules

INSURANCE Booking entity shall provide a certificate of insurance with Owner and designated entities named as additional insured. LOCATION AGREEMENT (if applicable) An additional photography release and terms and conditions for production activity shall be executed between the parties prior to any activity at the property and shall supersede this platform's terms and conditions. Outside catering is allowed BATHROOM ACCESS Entry to bathrooms may be through private bedroom areas that have limited access. Signs will direct guests to bathroom area and guests are not permitted to cross barriers or enter the designated private areas as indicated by signage. If additional bathrooms are necessary, the production shall provide port-a-potty delivery at their own cost. Alcohol Policy - No alcohol or drugs of any kind are permitted without written authorization by commercial insurance carrier. Booking Guest is responsible for all liabilities related to alcohol consumption on the property of any and all kind, and specifically responsible for all associated behavior, guest illness or contingencies related thereof. IF owner determines that special cleaning is necessary or an emergency cleaning, an appropriate fee will be determined at the sole discretion of Owner. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests clean up and leave the property free of trash, sweep floors and wipe counters and cooperate with host for mutual satisfaction. Cleaning fee includes additional light cleaning and some supplies can be made available. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. KITCHEN COUNTERS/FOOD Kitchen counters may be damaged by acidic liquids, wine or bleach. Wipe up spills or juices immediately and use protective cover, coasters or placemats to protect from damage. MISCELLANEOUS There is no smoking allowed inside the space. No smoking inside the home. Smoking may be permitted in the backyard patio deck and front patio smoking as long as noise is not an issue, it is not a nuisance and remnants are properly disposed in cigarette cans (provided). Do not extinguish cigarette items on pavers or property and do not ash on furniture. No glitter or confetti can be used. Noise restriction after hours 10:30pm onward without special arrangement. SECURITY DEPOSIT A security deposit may be required depending on the activity and number of attendees. This amount will be collected day-of the event using credit card (PayPal) or Zellepay and returned upon final inspection, if your event resulted in no damage. If damage exceeded deposit an additional claim may be filed through the Peerspace platform or insurance carrier, whichever applies. Other additional costs, such as additional guests or add-ons will be collected through Peerspace processing. Please refer to Peerspace’s Terms and Conditions for all other rules. A supplemental guest agreement to cover details that may not be addressed in Peerspace's standard terms may be required at the sole discretion of Owner/host. Please refer to Peerspace’s Terms and Conditions for all other rules.

Enhanced Health and Safety Measures

The space is large enough to allow for distancing if that is necessary for your event. The space is cleaned and disinfected immediately prior to your booking. Masks and gloves are provided at an additional cost at reasonable rate N95 CDC approved masks. At the conclusion of your booking, you may pay additional for professional cleaning, or work with the host to clean and sanitize the space to restore it to the original clean condition (the initial cleaning and preparation was included with the booking price ). Disposable towels and sanitizer is provided in the restroom during your event.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Soft, porous materials have been properly cleaned or removed
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Disposable gloves
Disposable masks / face coverings
Hand Sanitizer

The space was perfect for our brunch for 20 people. Lots of seating! We did not use the outside as it was cool but it looked nice. The caterers (2 people) found the kitchen easy to work in and the extended round counter space was perfect for food set up. The street parking worked of everyone. Shannon was very accommodating making sure we had everything we needed. Thank you!

This was a wonderful experience. The space is just beautiful!! We had a surprise party and it was a great night! As an added bonus- it as quite nice outside, so the doors were open to the patio, so no area was "separated"and flowed beautifully! Shannon was awesome and very communicative. After booking, he even explained when the extra cleaning fee means, and said it may not be needed! Super professional and entertaining to interact with. We were so lucky to have been able to use Shannon's space. Would recommend it to all!
