Parking in our semi-circle driveway is very easy and we also have a huge empty dirt lot next to us available for parking, can easily accommodate all large production trucks! Can fit 50+ vehicles or more.

Lighting can be blocked out with curtains and blinds already in place. There is natural light in the main rooms but it's never too bright.

Very quiet street and neighborhood, you can't hear neighbors or street noise. A/C can be turned off. Pool filter can be turned off if necessary as well.

Ground Floor

Can load in through front door or through 1 RV huge oversized backyard gate on left side of house, or 1 regular backdoor gate on the right side of house. Huge empty field next to our house and any trucks can be parked there!

There is a green room / dressing room (jungle themed).

Master bedroom and 2 small studio rooms in left wing of house are not available.

HOUSE INFO - thank you for your understanding! ***PLEASE NO TICKETED EVENTS, NO CASH APP PARTIES*** hey guys, we're not zoned for any private or public "ticketed" events. You can bring alcohol into the space but please don't sell it. Thanks for your understanding! NO OVER CAPACITY ATTENDANCE 75 Person Limit Please for film, video, photo shoots. IMPORTANT REGARDING ALCOHOL Peerspace now requires event insurance whether you are bringing alcohol or not. Here's the company that Peerspace recommends: https://www.theeventhelper.com/ It's very inexpensive and covers you in case someone gets hurt :). Typically it's anywhere from $60-$100. Totally worth it. Thank you for your understanding! :). REGARDING SMOKING & VAPING Please no smoking cigarettes, marijuana, cigars or vaping inside or in the front yard. Smoking or vaping outside in the backyard is fine! ***GETTING ACCESS TO THE SPACE on your EVENT DAY: There’s no code to get in. We will be here to let you in and get you settled touring you through the space! PARKING Please let your crew know they can park in our semi-circle driveway which fits about 10 cars. Trucks, etc. can park in the huge dirt field next to our house for easy access! Please don't block neighbor's driveways or park in front of their homes if you can avoid it :). SET UP AND BREAK DOWN TIME Your set up before and your cleaning time and load out after needs to be included in the hours you book. If you need chairs/tables etc. dropped off ahead of time or picked up the next day, please let us know in advance...it's not a problem to do that unless we have a rental the next day - ask us in advance :). LOAD OUT Please be completely out of the space by the time you specify, we have film shoots that typically come in early the next morning so we have to start cleaning and prepping once you’ve left. COOKING If you are planning to cook or use kitchen, please bring your own cookware, utensils, plates. We do have 4 ice chests outside plus a large mini fridge on back patio you can use! Our bar area inside also includes a 2nd large empty mini fridge. Also feel free to use microwave, oven, toaster oven, coffee maker, sink, oven for warming food. There is no access to full fridge unless previously agreed upon. *If you plan to use oven and stove to cook in the house instead of having food brought in or just warming, there is just an extra clean-up charge of $50 located in the Add-ons section. Thanks! MUSIC Regarding music, we have a really great powered speaker that's included FREE with your booking - you just need a phone or anything with a headphone jack to hook up to it, it is also bluetooth! If you are playing music inside, any volume is fine. If you are playing music outside we just ask that you keep the volume level down so neighborhood isn't bothered, particularly after 9:30pm :). FURNITURE You can move the furniture around the rooms at no charge but if you need to move furniture and objects out of the house entirely, please come prepared to have your own crew move it out and move it back into the house (there is a $150 flat fee for us to put the rooms back together which is located in the Add-ons section, if you would rather not put them back together yourself.) ***WALK-THRUs Please note, we have a policy of one complimentary walk-thru if you want to see the space before booking. If you need to come a 2nd time or more before your event to check things out, there is a $50/each charge for additional walk-thrus. That charge is located in the add-ons section. CLEANING / DAMAGES Guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. TAKE CARE No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. MISCELLANEOUS No glitter or confetti thrown around please. Let us know in advance if you will be using the firepit in the backyard, there is wood in the backyard for your use! Please no PETS, DRUGS, OVERSIZED OUTDOOR INFLATABLES (water slides, bouncy houses). Please refer to Peerspace’s Terms and Conditions for all other rules. THANK YOU!

Yes, furniture and wall decor can be changed and removed. Let us know and we will assist and help get it out of your way. If it is removed out of the room entirely and you don't want to put it back before leaving, you can pay a reset fee.
