Parking in our semi-circle driveway is very easy and we also have a huge empty dirt lot next to us available for parking, can easily accommodate all large production trucks! Can fit 50+ vehicles or more.

Lighting can be blocked out with curtains and blinds already in place. There is natural light in the main rooms but it's never too bright.

Very quiet street and neighborhood, you can't hear neighbors or street noise. A/C can be turned off. Pool filter can be turned off if necessary as well.

Ground Floor

Can load in through front door or through 1 RV huge oversized backyard gate on left side of house, or 1 regular backdoor gate on the right side of house. Huge empty field next to our house and any trucks can be parked there!

There is a green room / dressing room (jungle themed).

Master bedroom and 2 small studio rooms in left wing of house are not available.

HOUSE INFO - thank you for your understanding! ***Please remember to book any setup time and breakdown time within your booking hours. This includes any setup or breakdown time for staffing such as DJ's, bartenders, assistants, caterers. etc. ***Please allow yourself enough time to clean up (it takes most people an hour.). We are not able to extend time or have anyone in the house past your booking time. We often have early shoots the next day and need time after you leave to prep for them. ***PLEASE NO TICKETED EVENTS, NO CASH APP PARTIES*** hey guys, we're not zoned for any private or public "ticketed" events. You can bring alcohol into the space but please don't sell it. (Please see info about insurance below to bring in alcohol.) Thanks for your understanding! PLEASE NOTE ***NO CONFETTI thrown around or confetti in balloons. Basically nothing thrown around onto the floors. It's too hard to clean up! There is a $200 damage fee added after the event if confetti is used. Thanks for your understanding! NO OVER CAPACITY ATTENDANCE 50 Person Limit Please. We ask that you please pay the correct price tier for the actual amount in attendance. Thank you! CAPACITY RULES If you pay for a certain number of attendees and end up having more than that, please make sure that you talk to us so we can adjust your agreement to the higher hourly for the corrected or increased attendance. IMPORTANT REGARDING ALCOHOL and INSURANCE It is now required by Peerspace to have or purchase insurance with or without alcohol. Peerspace can cancel your booking without proof of insurance. GETTING ACCESS TO THE SPACE ON EVENT DAY There’s no code to get in. We will be here to let you in and get you settled! REGARDING SMOKING & VAPING Please no smoking cigarettes, marijuana, or cigars inside or in the front yard. Also no vaping inside. Smoking or vaping outside in the backyard is permitted. PARKING Please let your crew know to park in our semi-circle driveway which fits about 10 cars, and if there's no room there, park in the huge dirt field next to our house. Please don't park on the street, block neighbor's driveways or park in front of their homes if you can avoid it. SET UP AND BREAKDOWN TIME Your set up before and your cleaning time after needs to be included in the hours you book. If you need chairs/tables etc. dropped off ahead of time from a rental company or picked up the next day, please let us know in advance...it's not a problem to do that as long as we don't have another rental the next day :). LOAD OUT Please be completely out of our space by your booking end time, we have shoots that typically come in early the next morning so we have to start cleaning and prepping once you’ve left. 10:30pm is the latest we go on weekdays and 11pm is the latest we go on weekends. Please give yourself enough time to clean and load out by the time specified. END TIME If you do go over your end time by 30 minutes or more, we'll add the time on through Peerspace after your event and they'll inform you of the extra time amount. But please keep in mind that as a rule we cannot have you in here later than your end time. ADD-ONS If you end up needing add-ons the day of your event, it's not a problem. We'll calculate them and Peerspace will notify you of the extra add-ons to be paid. COOKING If you are planning to cook or use kitchen, please bring your own cookware, utensils, plates, coolers, ice chests, etc. We also provide 5 ice chests of ours that you can use and 2 large mini fridges (one outside and one inside.) There is no access to full fridge. We also provide microwave, oven, toaster oven, coffee maker, sink, stove. *If you plan to use oven and stove to cook in the house instead of having food brought in, there is an extra clean-up charge of $50 located in the Add-ons section. Thanks! CATERING & RV PARKING For your convenience if you're having a taco truck cater your event or some other type of catering, they can pull in through our side gate into the backyard and park in RV parking! BARWARE Please bring your own cups for alcohol. We don't provide barware. NOISE We're in a residential zone, so please no hanging out or making noise in the driveway or front of house...if you are shooting film scenes in the front please be aware of the time and not making noise in the front yard after 9pm :). Also, do not peel out of our parking area or speed down the street. Please be respectful of the neighborhood. There will be an extra charge to the host if there is excessive noise or disturbance in the front yard. MUSIC Regarding music, we have a really great powered speaker that's included with your booking - you just need a phone or anything with a headphone jack to hook up to it. If you are playing music inside, any volume is fine. If you are playing music outside we just ask that you keep the volume level down so neighborhood isn't bothered :). If you're wanting music both inside and outside (2 separate speakers,) you can add on the bigger sound system in the add-on section. FURNITURE You can move the furniture around the rooms (except for the Wallpaper room) at no charge but if you need to move furniture, art, and objects out of a room or out of the house entirely, please come prepared to have your own crew move it out and move it back into the house. There is a $150 Reset fee if you want us to put the room or rooms back together (which is located in the Add-ons section.) ***WALK THRUs Please note, we have a policy of one complimentary walk-thru if you want to see the space before booking. If you need to come a 2nd time or more before your event to check things out, there is a $50/each charge for additional walk-thrus (that charge can just be added to your booking.) Thank you! CLEANING / DAMAGES Guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and tear down time in your booking hours. TAKE CARE No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. MISCELLANEOUS No glitter or confetti please. There is no open flame allowed on site or any cooking that will create a large amount of smoke. Let us know in advance if you will be using the firepit in the backyard. Please no PETS, DRUGS, OVERSIZED OUTDOOR INFLATABLES (water slides, bouncy houses). Please refer to Peerspace’s Terms and Conditions for all other rules. THANK YOU!

Yes, furniture and wall decor can be changed and removed. Let us know and we will assist and help get it out of your way. If it is removed out of the room entirely and you don't want to put it back before leaving, you can pay a reset fee.
