All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
Beautiful 2 bedroom/2 bath home in Valley Glen (1/4 mile from Noho West), nestled on a tree lined street with plenty of free street parking, with a long spacious driveway. The house itself was built in 1949 but was recently remodeled on HGTV House Hunters Renovation (Swipe Right for Reno), receiving a massive face lift inside and out. Completely open floor plan with unobstructed views from kitchen to living room to dining room. Living room has a large sectional sofa and a wall mounted 75" Sony TV. Beautiful 10 ft x 5 ft kitchen island detailed with Bertazzoni Italian appliances throughout. Master bedroom flows into 10 ft x 20 ft pool through french doors. Master bedroom has a Cal King bed and a wall mounted 65" Sony TV. High ceilings and doorways throughout. House is furnished from Restoration Hardware, Crate and Barrel, HD Buttercup and more with incredible art throughout that can be used. The driveway is convenient for truck load ins and load outs, and parks at least 6 cars. Rear of house has a 600 sq ft guest house, potentially available as well, and a detached 2 car garage. POSSIBLE ADDED GUEST HOUSE FEE: We rent out our Guest House nightly (AirBnb). You may be subject to an added charge of $85/hour or $395/day if your shoot falls on a reserved time/date for our Guest House rental. Otherwise it is also available to rent out during your production if it is unoccupied. AREAS OF FILMING: You will be able to shoot anywhere on the outdoor areas of the home, inside the guest house for additional fee (if it is unoccupied) and the interior of the main house. Hair and makeup can be done in one of the bedrooms if you'd like. SITE VISITS: If you would like to schedule a site visit, we do showings on weekday mornings or evenings. Our home receives a lot of natural light. We have blackout window coverings throughout. In the mornings & afternoon, the backyard/pool area receives all the light and at the end of the day it moves to the front of the home.

We have a 200AMP 2 gang meter (installed April 2020) that feeds both the main home and guest home. Plenty of outlets throughout the interior and exterior.

General Rules
Please read carefully. By booking you are acknowledging that you have read, understand and accept the following house rules:
• Small to medium size crews only
• Absolutely no Shooting or Loitering allowed in the front of the house
• All furniture and fragile items are to be moved by on-site managers ONLY
• Floors must be protected with pads if using lighting/grip equipment
• On wet days, please bring plastic runner or something to protect the floors from foot traffic
• If shooting IN the bed, client must bring own Cal king bed linens
• No loud noise after 9pm
• No adult shoots
• No smoking permitted inside house
• Animals are not permitted without prior approval
• Crew must take trash with them when they leave (DO NOT leave trash on site)
• Renter liable for any damage to house items and/or property
• Overtime is charged at 1.5 times the rate
• Failure to comply with the rules will result in extra charges
All ages are allowed in the space
Production insurance is required
Must be fully insured with proof before entering home for production.
Furniture and decorations may be moved
Everything must be carefully moved with house manager or home owner permission.
No smoke machines allowed
Nudity is allowed
Security cameras and recording devices
Check with your host if there are any surveillance cameras or recording devices in the space.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.Standard 90 day
Guests may cancel their Booking until 90 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 90 days and 14 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 14 days before the Event start time are not refundable. Learn more

Scott is a true professional and his home is absolutely GORGEOUS! It looks BEAUTIFUL on screen and his decor is the perfect blend needed to depict the family’s dynamics for this short film. In addition, his open floor plan makes it that much easier to capture those gorgeous, wide cinematic shots. Scott was the ultimate host, giving us the space needed to conduct business, yet was ever present when needed regarding moving furniture and one of his super dope pieces of art. He was also very accommodating considering we ran into overtime a bit, due to some challenging shots needed. I highly recommend him and his lovely home.
