About the Space

Hi there! This is a beautiful corner loft studio with lovely natural light in historic downtown Los Angeles. The space has 12 large windows, a great view, and is around 1000 square feet. It is perfect for photo shoots (editorials, e-commerce, lifestyle), video shoots, board game nights, or a break from the city. Close to Little Tokyo, and the Arts District in DTLA! It is fully furnished, with a private bathroom and full kitchen. I have a white seamless backdrop for ecomm ($4 a foot) or studio shoots, and c-stands that are included, as well as Profoto lights and a Sony A7R3 that can be rented. Furniture, plants etc. may not be exactly as pictured, as we move things around from time to time, so please ask if you need something specific.

There is metered street parking, as well as a parking lot next door and a parking garage across the street for about $10/day.

Lighting description

There are 12 large wall to wall windows, with blinds that can be pulled (no blackout curtains). There is bright indirect light throughout the day (north and west facing windows), with direct sunlight coming in from the west for about 2-3+ hours starting at around 3:00 PM (depends on time of year etc. ask if you need specifics).

Space is not soundproof

Ambient noise description

The loft is quiet, but not soundproof. There is very little noise from neighbors or the street, aside from sirens and the occasional loud bass. There are two AC units in the loft that are sort of noisy, but they can be manually turned off. Road construction is rare but possible.

Equipment loading description

There is a loading zone 100 feet or so from the entrance, and a freight elevator in the lobby.

Staging area is available

There is a "bedroom" around the corner in the back, however there is not an actual door separating it from the main space.

All rooms are available for shooting

Productions cannot use public spaces in the building - no shooting or storing equipment in lobby, elevators, hallways etc.

Shooting the exterior of the building is not allowed

Electrical system description

The circuit breaker is in the bedroom, there is probably a dozen outlets throughout the space.

General Rules

The building and loft are both non-smoking. You can move things around but please be careful/respectful, we live here as well. That's all!

All ages are allowed in the space

Production insurance is not required

Furniture and decorations may be moved

Security cameras and recording devices

There is a small security camera in the front/living room.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures

All surfaces in the apartment are thoroughly cleaned between bookings.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Soft, porous materials have been properly cleaned or removed
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Disposable gloves
Disposable masks / face coverings
Hand Sanitizer
