This historical house was built before we have electricity so there is natural lights in every room, but there is not very bright direct light to make the house hot or too bright because there is big front porch. We do have regular blinds for all our windows. Please bring your own room darkling curtains with paint friendly tapes.

Please note, this is NOT a sound proof space. We would highly recommend bringing in great audio recording equipment and sound proofing tools as we could not control the sound from our surrounding area. This is very quiet street that most our neighbors are retired. No little children are running around and play on the street. No barking dogs or trains or near any busy road. We do have central AC/Heat, you may turn it off if you prefer.

Stairs, Ground Floor

You may enter the house either from the front or from the alley. Lots of street parking for production trucks that is at front of house with stairs. We don't normally use the front stairs and entrance for entering the house. There is a detached two cars garage at back of the house in the alley that you can drive to and enter the house by the side entrance of the house that has only one or two steps of stairs. You may park at our back yard but please do NOT block the alley. Parking at alley for loading and unloading ONLY.

You may choice any room or space, or use the covered garage. Please do NOT move our large furniture like our beds or dinning table or sofa. Please do not put anything that will scratch or stain our furnishing. If you use tapes, please use paint and wood surface friendly tapes.

Basement. There is a partially finished basement with extra storage space, washer, dryer and clothing rack, that are only an added bonus for your use if you so choose. It is not part of rental. Please do not review us on the downstairs basement space.

No Smoking or vaping inside of home, No pets unless approved for production, No Unapproved Parties or unapproved entertaining events, No illegal drugs, No illegal activities. Commercial photography/videography without written consent, prostitution, and possession of firearms is strictly prohibited. No unapproved guests and No unapproved visiting pets. No littering. Do not block the alley when parking in the back of the house. Do not use the fire place. Do not burn candles or bring into our home anything that is explosives or inflammable. Do not move or alter our large furniture or fixtures without our permission. Coasters are required on wood surfaces. Furniture (Except large furniture such as bed, sink, dinning tables, dresser and wall art and decoration) could be moved gently with care. Do not move Wall decorations. Magazines, guides and books are at your disposal and are to be returned at the end of your stay. Don't use the white towels to wipe off make up or mop anything please. Heavy body make-up is not permitted to be used indoors on furniture seeing as it stains them. All our household inventory(towels, sheets, pillows, blankets, dinnerware, Everyday Soap for Everybody, etc.) are intended for you to use while staying in our home and need to stay at our house please. We provide one folding chairs and one directors chair for Free or you may bring your own. If you choose our two car garage as your holding area and gear set-up, you might need to have tables and chairs. Guests are responsible for $150 covering the cost to replace lost keys or broken locks. Be kind enough to put everything in the trashcan and not leave it everywhere. Do NOT forget to return the keys. The house must be left in the condition you originally entered it in. Please be respectful and mindful of the surrounding neighbors so that guests can continue to enjoy our home for many years to come. Please treat our home with the respect you would expect guests of yours to treat your own home. Please be considerate and keep things on the quieter-side after 9pm or before 8AM, especially when you are in the outdoor back yard and front porch, it's a very quiet and residential neighborhood. **You are required to clear the premises within 15 minutes of scheduled wrap time. Overtime will always be 1.5 the hourly rate you paid. If you go over your allotted booking time you will be charged time and a half through the Peerspace app/website. **ALL CAST AND CREW MUST WEAR A MASK AT ALL TIMES WHILE THEY ARE ON THE PREMISES. Talent can remove mask during filming ONLY!

Furniture (Except large furniture such as bed, Dinning Table, sink, dressers) could be moved gently with care. You are required to put everything back as we have left it. Wall decorations cannot be removed.
