Large Open Production Studio with Expansive Kitchen

We have room for eight cars in front, 15 cars next door at my other space, 20-30 cars and/or trucks in the back of the studio and there is a inexpensive metered lot across the street plus street parking available.

The front of the studio offers a large bank of windows 10'x20' with a west/southwest orientation which provides soft indirect light in the morning to mid day and a beautiful direct light which grows more intense as the sun sets. There are theatrical black out curtains as well as linen sheers so the light is completely controllable.

The space tends to be quiet and is on a small side street. We have produced many hi end videos with sound without a problem. However, it is NOT a sound stage and is not presented as such. When there is noise that does intrude, it tends to be very short lived. There is of course A/C and heat which are delivered via duct work, so there can be a small amount of noise from blowing air, but the HVAC system is in an enclosed room at the far back of the studio and does not interfere with recording.

Ground Floor

There is a ground floor 10'x10' garage door in the alley the runs along the side of the building which provides super easy load in/load out. No ramp or stairs required.

Dedicated wardrobe and H/MU room with steamers, ironing board, makeup mirror, table and lighting and ample racks for hanging clothes. There its also a yoga/exercise room which often doubles as a quiet room for a meeting, nursing mother, or for the sound engineer to set up.

Owners office and personal space room, which constitute a small percentage of the overall space. These rooms are locked during rental so no entrance is permitted or possible.

Being a former grocery store, this space has ample electrical power. many dedicated 20 and 40 amp outlets as well as one 220 outlet with more planned.

No smoking. Common sense and basic respect for the space and its contents are expected. Use of the space is covered in the basic rental, use of photo gear, props and set materials are subject to additional fees and are negotiated based on your needs. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Cleaning fee is a basic $150 although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. The vast majority of furnishings in the space are on wheels so they are easily moved. The owner generally wheels any personal equipment or objects into the personal space and out of the rental area prior to a rental.
