SWING IS NOT INCLUDED IN RENTALS FOR LIABILITY REASONS. THE FRAME WILL REMAIN IN THE STUDIO HOWEVER THE SWING WILL BE REMOVED. Our space is uniquely located close to downtown in an old Mill Building providing extra tall 12 foot ceilings, bay windows, and stunning hardwood floors. **Sets are changing constantly so we do our best to update the listing with the most current set up. message us if you'd like to confirm what set up we currently have!** Updated photos / listing as of 01/09/25 Ideal for boudoir or lifestyle photography, the space features an area with a full sized bed, clawfoot tub (tub is not hooked up to plumbing and not sealed so can NOT be filled with any liquid), multiple couches, a Floral phone booth, We are always adding and improving the space to make it as unique as possible. We also have seamless paper backdrops available to use and included in your rental. Equipped with a private changing room as well as a separate hair and makeup space. We share a bathroom with the building but have both a mens and a women's room. The building also includes a passenger AND freight elevator allowing renters with any physical limitations access to the space and the option to bring in props easily. Our newest set includes a baby grand piano. NO PERSONS NO MATTER THE AGE MAY SIT ON TOP OF THE PIANO AT ANY TIME. Owner or staff is present in closed off office during all rentals. Our space also comes with the option to add on our client closet or use of couture angel wings which we have colors including: - Blush (pictured) - Teal - Burgundy - Rust Orange - Grey - Red - Short Black - Short Pink CLIENT CLOSET USE IS BILLED PER-CLIENT & DOES NOT INCLUDE USE OF LUXE ROBES OR GOWNS. Monday-Thursday rentals are $120/HR Friday, Saturday & Sundays are $175/HR set up and clean up time is not free. please plan accordingly. ** SUNDAYS ARE FULL DAY RENTALS ONLY (8+ HOURS) AND AVAILABILITY VARIES. MESSAGE TO DISCUSS!** Guests are responsible for full cost of replacement if any furniture or decor is damages beyond repair. We require proof of liability insurance and only rent to professional photographers. No Alcohol No Smoking including vapes No use of glitter or body paint on anything other than a paper backdrop No use of baby oil or fake tans on our furniture
